A RESOLUTION OF THE CITY COMMISSION OF THE CITY
OF OPA-LOCKA, FLORIDA, TO GRANT THE REQUEST OF
MAGNOLIA NORTH 2145 APARTMENTS, LLC, FOR FINAL
SITE PLAN APPROVAL FOR THE PROPERTY LOCATED AT
2145 LINCOLN AVENUE, SPECIFICALLY DESCRIBED AS
FOLIO NOS. 08-2122-003-0130; 08-2122-003-0170;; PROVIDING
FOR INCORPORATION OF RECITALS; PROVIDING FOR AN
EFFECTIVE DATE
WHEREAS, the final site plan application for property located at 2145 Lincoln Avenue,
specifically described as Folio 08-2122-003-0130; 08-2122-003-0170 ("the Property"),
submitted by Magnolia North Apartments, LLC, satisfies the criteria in the Land Development
Code, consistent with the Magnolia North Redevelopment Overlay (MNRO); and
WHEREAS, the Planning Council recommended approval of the site plan application
(with special exception), on October 2, 2012; and
WHEREAS, after site and building improvements are complete, the City will realize
franchise fees, impact fees and 30% of all building permit fees; and
WHEREAS, the City Commission of the City of Opa-locka desires to approve the final
site plan and special exception submitted by Magnolia North 2145 Apartments, LLC.
NOW, THEREFORE, BE IT DULY RESOLVED BY THE CITY COMMISSION
OF THE CITY OF OPA-LOCKA, FLORIDA:
Section 1. The recitals to the preamble herein are incorporated by reference.
Section 2. The City Commission of the City of Opa-locka hereby grants final site
plan and special exception approval to Magnolia North 2145 Apartments, LLC's application for
"the Property", subject to the following:
Resolution No. 12-8492
1. Reduce the number of required parking spaces from 21 to 19
2. Increase density from 15 units/acre to 28.4 units/acre
3. Reduce the minimum size of the 1 bedroom units to 870 square feet
4. Reduce the minimum size of the 2 bedroom units to 875 square feet
5. Provide a Unity of Title.
Section 3. This resolution shall take effect immediately upon adoption.

Short Title:

0170; and contains approximately 0.423 acres.
Staff Summary:
On September 12, 2012, the applicant submitted site plan application no. 12-10-02-01 and was
deemed complete by staff. On October 2, 2012, the Planning Council held a regular meeting
and reviewed Magnolia North 2145 Apartments, LLC's request for final site plan approval. At
that meeting, the Planning Council reviewed the staff's report, recommendation, and site plan

checklist and recommends approval of the site plan. There was no noted public opposition for
this project at the Plannin• Council meetin•
Planning Council recommends approval of this request for final site plan approval with the
following conditions:

Description:

There are no perceived costs to the city for approval of this site plan; however, once site
