'I% - /ll RESOLUTION GRANTING FINAL APPROVAL OF THE PLAT OF CATES RANCH WHEREAS, Jeffrey S. Cates and Christine C. Cates (Applicants) have requested approval of a proposed plat of property located in the northeast intersection of Chippewa Road and Willow Drive; and WHEREAS, the plat has been given preliminary approval by the city council; and WHEREAS, the city staff has now reviewed the final plat and has ensured that it is in conformance with the preliminary plat except as the city council has otherwise required. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Medina, Minnesota, that final approval is hereby given to the Applicants for the plat of Cates Ranch, subject to the following: 1. The Applicants must pay a park fee for Lot 1, Block 4 in the amount of $ ? . 075: ; 2. No more than Lots 1 and 2, Block 2 may be served off the driveway extending from Outlot A; 3. The Applicants must post a letter of credit with the City in the amount of $48, 720 to ensure completion of the driveway to city standards; 4. Access from Block 1 must be by way of Outlot A; 5. Access from Block 3 may remain from Willow Drive until Block 3 is further divided, after which time access must be by way of Outlot A. No further subdivision of Block 3 will be permitted until the non -conforming shed in the northwest corner of Block 3 is removed; 6. At such time as additional lots are served by Outlot A, the road on Outlot A, must be constructed to city standards; 7. Access from Block 4 must be by way of the realigned Chippewa Road when realignment takes place; RH342304 ME230-143 8. The Applicant must identify, stake and preserve from disturbance primary and secondary individual septic system sites on Lots 1 and 2, Block 2; and 9. The Applicant must pay to the city for administrative expenses the amount determined by city staff to represent the actual cost to the city of reviewing the plat; NOW, THEREFORE, BE IT FURTHER RESOLVED by the City Council of the City of Medina that the Applicants must file this plat with Hennepin County within 60 days of the date of adoption of this resolution after which time this resolution and the city council's approval of the plat of Cates Ranch shall be considered null and void.
