AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, APPROVING AN AMENDED PUD
PLAN FOR PROPERTY ADDRESSED AS 2106 JEFFERSON STREET; DESCRIBED AS PART
OF THE SOUTHWEST QUARTER OF THE NORTHWEST QUARTER OF SECTION 24 AND
PART OF THE NORTHEAST QUARTER OF SECTION 23, TOWNSHIP 44 NORTH, RANGE 12
WEST, AND PART OF LOT 5 OF OAK LEAF ACRES, SECTION 1, JEFFERSON CITY, COLE
COUNTY, MISSOURI.
WHEREAS, Central Electric Power Cooperative, owner of the real estate hereinafter described,
having submitted to the City Council an Amended PUD Plan of said real estate,
being located in Jefferson City, Cole County, Missouri, being part of the Southwest
Quarter of the Northwest Quarter of Section 24 and part of the Northeast Quarter of
Section 23, Township 44 North, Range 12 West, and part of Lot 5 of Oak Leaf
Acres, Section 1, in the City of Jefferson, Cole County, Missouri, more particularly
described as follows: Part of the Southwest Quarter of the Northwest Quarter of
Section 24 and part of the Northeast Quarter of Section 23, Township 44 North, Range
12 West, in the City of Jefferson, Cole County, Missouri, more particularly described as
follows: BEGINNING at the northwest corner of the Southwest Quarter of the
Northwest Quarter of said Section 24; thence N84 019'43"E, along the Quarter Quarter
Section Line, 330.52 feet to the most westerly corner of a tract described by deed of
record in Book 401, page 416, Cole County Recorder's Office; thence S51 043'37"E,
along the southwesterly line of said tract described in Book 401, page 416, 378.90
feet to a point intersecting the northwesterly line of the present U.S. HIGHWAY 54
right-of-way; thence S21°31'04"W, along said right-of-way line, 39.09 feet; thence
S43 048'35"W, along said right-of-way line, 897.74 feet to the most easterly corner of a
tract described by deed of record in Book 217, page 358, Cole County Recorder's
Office; thence N51°08'57"W, along the easterly line of said tract described in Book
217, page 358, 131.81 feet to a corner on the easterly line thereof; thence
N04 030'00"W, along the easterly line of said tract described in Book 217, page 358,
57.70 feet to the most northerly corner thereof and said corner being on the
southeasterly corner of Lot No. 5 of Oak Leaf Acres, Section No. 1 as per plat of
record in Plat Book 11, page 840, Cole County Recorder's Office; thence continuing
N04 030'00"W, along the easterly line of Lot No. 5 of said Oak Leaf Acres, Section No.
1, 228.60 feet to the northeast corner of said Lot No. 5 and said corner being the
southeast corner of a tract described by deed of record in Book 211, page 671, Cole
County Recorder's Office; thence N5°56'42"W, along the easterly line of said tract
described in Book 211, page 671, and along the easterly line of a tract described by
deed of record in Book 384, page 329, 506.12 feet to a point intersecting the southerly
line of the Southridge Drive right-of-way; thence Northeasterly, along the southerly line
of said Southridge Drive right-of-way, having a radius of 603.34 feet, an arc distance of
119.60 feet, (the chord of said curve being N46 001'53"E, 119.40 feet); thence
N40 021'10"E, along the southerly line of said Southridge Drive right-of-way, 130.90
feet to a point intersecting the east line of the Northeast Quarter of the aforesaid
Section 23; thence S5 032'25"E, along the Section Line, 168.68 feet to the POINT OF
BEGINNING; and
Tract 5-6, as shown on a Lot Division Survey in Plat Book A, Page 426 of the Cole
County Recorder's Office, Cole County, Missouri, which was a portion of Lot 5 of Oak

Leaf Acres, Section No. 1 as recorded in Plat Book 11, page 840, Cole County
Recorder's Office, Cole County, Missouri; and
Part of the Southeast Quarter of the Northeast Quarter of Section 23, Township 44
North, Range 12 West, in the City of Jefferson, Cole County, Missouri, more
particularly described as follows: BEGINNING at the southeast corner of Lot No. 5 of
Oak Leaf Acres, Section No. 1 as recorded in Plat Book 11, page 840, thence
SO4 030'00"E, 57.70 feet; thence S51°08'57"E, 131.81 feet to a point of the northerly
right of way line of U.S. Highway 54 West; thence along said right of way,
S43 035'17"W, 102.88 feet; thence leaving said right of way N51 054'39"W, 174.63 feet
to a point of the southerly line of said Lot No. 5 of Oak Leaf Acres, Section No. 1;
thence along said southerly line of said Lot No. 5 of Oak Leaf Acres, Section No. 1,
N43°24'26"E, 147.27 feet to the POINT OF BEGINNING.
Containing in all 12.58 acres, more or less.
WHEREAS, it appears that the procedures set forth in the zoning code relating to zoning have in
all matters been complied with, as said property owner submitted to the Planning
and Zoning Commission and City Council an Amended PUD Plan for the above
referenced property.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON,
MISSOURI, AS FOLLOWS:
SECTION 1. The Amended PUD Plan submitted by Central Missouri Professional
Services, Consultant, and on file as Case No. P09026 in the Jefferson City Planning Division is
hereby approved for the above land referenced herein.
SECTION 2. Common Areas and Public Land. No common areas are proposed and no
lands are dedicated to public use with this PUD Plan.
SECTION 3. This ordinance shall be in full force and effect from and after the date of its
passage and approval.
