AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, CHANGING, AMENDING, AND
MODIFYING THE ZONING MAP OF THE ZONING CODE OF THE CITY OF JEFFERSON, BY
REZONING 6.02 ACRES FROM M-1 LIGHT INDUSTRIAL TO RS-3 MEDIUM DENSITY DETACHED
RESIDENTIAL, FOR LAND LOCATED IN THE 1700 BLOCK OF LONDON WAY, DESCRIBED AS
PART OF THE SOUTHEAST QUARTER OF THE SOUTHWEST QUARTER OF SECTION 17,
TOWNSHIP 44 NORTH, RANGE 12 WEST, COLE COUNTY, MISSOURI, AND ENDORSING AN
AMENDMENT ON THE DEVELOPMENT PLAN MAP OF THE COMPREHENSIVE PLAN TO
REFLECT SUCH CHANGE.
WHEREAS, It appears that the procedures set forth in the zoning code relating to zoning have in all
matters been complied with.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON,
MISSOURI, AS FOLLOWS:
Section 1. The following described real estate is rezoned from M-1 Light Industrial to RS-3
Medium Density Detached Residential: Part of the Southeast Quarter of the Southwest Quarter of
Section 17, Township 44 North, Range 12 West, Cole County, Missouri, more particularly described as
follows: BEGINNING at the southeast corner of the Southeast Quarter of the Southwest Quarter of said
Section 17; thence S85 030'00"W, along the Section Line, 1311.75 feet to the east line of a 70 foot wide
Public Street right-of-way known as London Way as per Quit-Claim Dedication of right-of-way described
in Book 386, page 157, Cole County Recorder's Office;thence N5 04601"W, along the east line of said
right-of-way, 200.05 feet;thence N85 030'00"E, 1310.08 feet to a point on the east line of the Southeast
Quarter of the Southwest Quarter of the aforesaid Section 17; thence S6 013'49"E, along the Quarter
Section Line, 200.09 feet to the POINT OF BEGINNING. Containing 6.02 Acres.
Section 2. An amendment to the Comprehensive Plan Development Plan Map is hereby
endorsed to show the area described in Section 1 as Medium Density Residential (Detached).
Section 3. This ordinance shall be in full force and effect from and after its passage and
approval.
