AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, CHANGING, AMENDING, AND
MODIFYING THE ZONING MAP OF THE ZONING CODE OF THE CITY OF JEFFERSON, BY
REZONING 1.05 ACRES FROM M-1 LIGHT INDUSTRIAL TO PUD PLANNED UNIT
DEVELOPMENT, AND ENDORSING AN AMENDMENT ON THE DEVELOPMENT PLAN MAP OF
THE COMPREHENSIVE PLAN FOR 4.95 ACRES, FOR LAND ADDRESSED AS 2131 EAST
MCCARTY STREET, DESCRIBED AS PART OF THE NORTHEAST QUARTER OF THE
SOUTHEAST QUARTER OF SECTION 16, TOWNSHIP 44 NORTH, RANGE 11 WEST,
JEFFERSON CITY, COLE COUNTY, MISSOURI..
WHEREAS, It appears that the procedures set forth in the zoning code relating to zoning have in
all matters been complied with.
WHEREAS, It appears that the procedures set forth in the zoning code relating to amendments to
the comprehensive plan have in all matters been complied with.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON,
MISSOURI, AS FOLLOWS:
Section 1. The following described real estate is rezoned from M-1 Light Industrial to PUD
Planned Unit Development: Part of the Northeast Quarter of the Southeast Quarter of Section 16,
Township 44 North, Range 11,West,City of Jefferson,Cole County, Missouri,being more particularly
described as follows: From the northeast corner of the Southeast Quarter of said Section 16; thence
S401 1'32"E,along the Section Line, 1247.34 feet to the northerly right-of-way line of EAST McCARTY
STREET; thence N71°27'56"W along the northerly right-of-way line of EAST McCARTY STREET,
386.41 feet to the southeasterly corner of the tract described in Book 565, page 27, Cole County
Recorder's Office and the POINT OF BEGINNING for this description; thence N71 027'56"W
continuing along the northerly right-of-way line of EAST McCARTY STREET and the southerly line
of said tract described in Book 565,page 27,301.13 feet to the City of Jefferson's Zoning Line;thence
along the City of Jefferson's Zoning Line the following courses: N6 01601"W, 165.22 feet; thence
S71°27'56"E, 306.95 feet to the easterly line of said tract described in Book 565, page 27, thence
S4 02329"E, along the easterly line of said tract described in Book 565, page 27, 162.86 feet; to the
point of beginning. Containing 1.05 acres.
Section 2.An amendment to the Comprehensive Plan Development Plan Map designating the
following described real estate as industrial is hereby endorsed: Part of the Northeast Quarter of the
Southeast Quarter of Section 16,Township 44 North, Range 11,West,City of Jefferson,Cole County,
Missouri, being more particularly described as follows: From the northeast corner of the Southeast
Quarter of said Section 16; thence S401 1'32"E, along the Section Line, 1247.34 feet to the northerly
right-of-way line of EAST McCARTY STREET;thence N71°27'56"W along the northerly right-of-way
line of EAST McCARTY STREET, 386.41 feet to the southeasterly corner of the tract described in
Book 565, page 27, Cole County Recorder's Office, thereof, also being the southwesterly corner of
the tract described in Book 181, page 183, Cole County Recorder's Office, and the POINT OF
BEGINNING for this description;thence along the boundary of said tract described in Book 565, page
27 the following courses: N71 027'56"W, 491.11 feet, thence N4 021'18"W, 476.18 feet; thence
N83°25'39"E, 230.04 feet;thence N86°01'11"E, 109.74 feet;thence N86 00744"E, 112.45 feet to the

northeasterly corner of said tract described in Book 565, page 27,also being the northwesterly corner
of the tract described in Book 181, page 183; thence S4 023'29"E along the easterly line of said tract
described in Book 565, page 27,also being the westerly line of said tract described in Book 181, page
183, 674.43 feet to the point of beginning; Except the following described property (currently
designated as industrial on the development plan map of the comprehensive plan): Part of the
Northeast Quarter of the Southeast Quarter of Section 16, Township 44 North, Range 11, West, City
of Jefferson, Cole County, Missouri, being more particularly described as follows: From the northeast
corner of the Southeast Quarter of said Section 16; thence S4 011'32"E, along the Section Line,
1247.34 feet to the northerly right-of-way line of EAST McCARTY STREET; thence N71°27'56"W
along the northerly right-of-way line of EAST McCARTY STREET, 386.41 feet to the southeasterly
corner of the tract described in Book 565,page 27,Cole County Recorder's Office and the POINT OF
BEGINNING for this description;thence N71°27'56"W continuing along the northerly right-of-way line
of EAST McCARTY STREET and the southerly line of said tract described in Book 565, page 27,
301.13 feet to the City of Jefferson's Zoning Line;thence along the City of Jefferson's Zoning Line the
following courses: N6°15'01"W, 165.22 feet; thence S71°27'56"E, 306.95 feet to the easterly line of
said tract described in Book 565, page 27, thence S4 023'29"E, along the easterly line of said tract
described in Book 565, page 27, 162.86 feet; to the point of beginning. Containing 4.95 acres.
Section 3. This ordinance shall be in full force and effect from and after its passage and
approval.
