HomeMy Public PortalAbout1994-048Member Ann Thies introduced the following resolution and moved its adoption: CITY OF MEDINA RESOLUTION NO. 94-48 RESOLUTION GRANTING A CONDITIONAL USE PERMIT TO TRANSTECH, INC. FOR CONSTRUCTION OF AN OFFICE/WAREHOUSE AT 550 CLYDESDALE TRAIL WHEREAS, Transtech, Inc. ("Applicant") has applied for a conditional use permit to construct a 15,400 sq. ft. office/warehouse at 550 Clydesdale Trail; and WHEREAS, the Medina Code of Ordinances requires that the Applicant obtain a conditional use permit for this use; and WHEREAS, the planning commission reviewed this matter at its meeting on May 10, 1994 and June 14, 1994 and the city council reviewed the application on July 5, 1994; and WHEREAS, it has been determined that the proposed use will not adversely affect the development of adjacent property. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Medina, Minnesota that a conditional use permit be granted to the Applicant for the above purpose, subject to the following terms and conditions: 1. There shall be no exterior storage on the site; 2. The exterior of the building shall be constructed to meet city code requirements; 3. Any signs erected on the site must comply with city code requirements; 4. Any roof top or exterior mechanical equipment shall be screened from view from adjacent properties and right-of-ways; 5. Any exterior trash containers shall be screen with an opaque material architecturally compatible with the building; 6. The Applicant shall install and maintain the landscaping specified on the plan approved by city staff, including spruce trees to placed on the berm to be constructed on the north and east sides of the property; MO73051 ME230-209 7. It is acknowledged that parking as proposed is in compliance with code requirements. 8. It is acknowledged that the site plan meets the hard cover requirements of the city's ordinance; 9. The parking and loading areas shall be paved and shall have concrete curb and gutter in accordance with the city code; 10. The hours of operation shall be limited to 6 a.m. to 7 p.m. daily; 11. The number of employees shall not exceed 12 full-time and 15 part-time. Part-time employees are to be van pooled to work; 12. Any exterior lighting must be designed and installed so that the globe is recessed and enclosed on all sides except the bottom and no light is cast directly on any other property or right-of-way; 13. All drainage from areas covered by hard surfaces shall be surface drainage and shall follow existing surface drainage configurations; 14. There shall be no outside bells or loud speakers permitted on the site; 15. The entire building shall be equipped with a fire suppression system; 16. A fire hydrant shall be installed in the location required by the fire department; 17. The plans for the building must be reviewed and approved by the fire department; 18. An interior recycling area must be provided in accordance with the Hennepin County Environmental Management Code; 19. This conditional use permit includes future building and parking expansion in accordance with the submitted plan; 20. The Applicant shall submit cash, a letter of credit or a similar financial guarantee in the amount of $79,200 to the city in order to insure completion of required site improvements; and 21. The Applicant shall pay a fee to the city in an amount determined by staff to represent the actual cost to the city of reviewing this conditional use permit application. Dated: July 19 , 1994.
