Zv;? gop FILE COPY 6/22/17 TFp OWN Fq4& Mq The plans hereby attached have been altered form the previous set delivered to the Watertown Zoning Board at its meeting on 4/26/17 based on many of the concerns voiced by the members. The changes include reducing the total unit count by another 4 units to 40. Unit count has been reduced from the initial 49 submitted with the original application. To make the latest 4 unit reduction, old numbered (ON) units 107 & 108, both 1 bedrooms have been combined to create new numbered (NN) unit 107, a 3 bedroom apartment. Also ON units 205 & 206, both 1 bedrooms and ON units 207 & 208, a 1 bedroom and a Studio, have been combined to create NN unit 205 &206, both 2 bedroom apartments. Also ON 305 & 306, both 1 bedrooms have combined to form NN 305, a 2 bedroom apartment. Other major changes to the plan include widening the parking lot on/off ramp by 4ft. The widening takes place closest to the building to allow for easier access to the driving lane closest to the building. This will reduce the need to turn or swerve coming down the ramp and will enhance emergency vehicle access closest to the building. The location and access to handicap parking spaces in this area which were a concern of the members have been relocated and the pedestrian stairs and pathways improved. Given the removal of the parking spaces from this area we were able to relocate the trash enclosure closer to the building and away from an abutter with the added benefit of having it more accessible to the residents and with clear rollaway access for service. We were also able to add a bike rack for 4 additional bicycles to this area for total of 26 throughout the building.These changes result in a reduction of 2 parking spaces for a remaining total of 43 which given the reduction in unit count nevertheless improve the ratio of parking per unit to 43/40 vs 45/44 before not including the 15 spaces in the easement. Other changes include moving the indoor bike racks from the back of the storage unit and close to the courtyard basement access by stair to the front of the storage which will be accessed easily from the lobby entrance and the parking lot. HVAC condensers have been relocated to the roof of the building behind acoustic screens and are no longer on the ground level. New elevation drawings are provided with improved sidewalk measurements. New windows were added to the East and South elevations for better unit lighting and exterior aesthetics. Additional color renderings are included with View-1 (A-202A &A-202B) showing two different color options. A material detail plan is also hereby included.
