HomeMy Public PortalAboutORD14490 BILL NO. 2008-142 SPONSORED BY Councilman Klindt ORDINANCE NO. _ 111 `t f, AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, CHANGING, AMENDING, AND MODIFYING THE ZONING MAP OF THE ZONING CODE OF THE CITY OF JEFFERSON, BY REZONING 1.59 ACRES FROM M-1 LIGHT INDUSTRIAL TO RA-2 HIGH DENSITY RESIDENTIAL, FOR LAND LOCATED AT 132 SCOTT STATION ROAD, DESCRIBED AS PART OF LOT 27 OF CHAPEL HILL COMMONS, SECTION THREE, JEFFERSON CITY, COLE COUNTY, MISSOURI AND ENDORSING AN AMENDMENT ON THE DEVELOPMENT PLAN MAP OF THE COMPREHENSIVE PLAN TO REFLECT SUCH CHANGE. WHEREAS, It appears that the procedures set forth in the zoning code relating to zoning have in all matters been complied with; and WHEREAS, The zoning ordinance requires consistency between the comprehensive plan and the zoning map and the proposed zoning change would necessitate a change to the Comprehensive Plan Development Plan Map. NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON, MISSOURI, AS FOLLOWS: Section 1. The following described real estate is rezoned from M-1 Light Industrial to RA-2 High Density Residential: Part of Lot 27 of Chapel Hill Commons Section Three, a plat of record in Plat Book 12, page 314, Cole County Recorder's Office, more particularly described as follows: From the Northeast corner of the Southwest quarter of said Fractional Section 4;thence S85 052'02"W, along the quarter section line,40.53 feet to the northerly line of said Lot 27 and the POINT OF BEGINNING for this description; thence along the boundary of said Lot 27 the following courses: southeasterly on a curve to the left having a radius of 245.00 feet, an arc distance of 9.56 feet, (the chord of said curve being S76 012'14"E, 9.56 feet); thence S77°19'19"E, 38.85 feet; thence southwesterly on a curve to the left having a radius of 335.00 feet, an arc distance of 10.41 feet, (the chord of said curve being S06 038'59"W, 10.41' feet); thence southwesterly on a curve to the right having a radius of 285.00 feet, an arc distance of 234.50 feet, (the chord of said curve being S29 019'50"W, 227.94' feet); thence S52 054'07"W, 183.50 feet;thence southwesterly on a curve to the right having a radius of 285.00 feet, an arc distance of 72.54 feet, (the chord of said curve being S6001 1'38"W, 72.35'feet);thence S67 029'09"W,71.24 feet;thence N37 005'53"W,83.88 feet; thence N52 054'07"E, 305.48 feet; thence N37 005'53"W, 156.88 feet; thence -1- leaving the boundary of said Lot 27, N85 052'02"E, 242.83 feet to the POINT OF BEGINNING. Containing 1.59 acres. Section 2. An amendment to the Comprehensive Plan Development Plan Map is hereby endorsed to reflect the changes for the area described in Section 1 from Commercial to High Density Residential. Section 3.
