AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, CHANGING, AMENDING, AND
MODIFYING THE ZONING MAP OF THE ZONING CODE OF THE CITY OF JEFFERSON, BY
REZONING 1.0 ACRES FROM C-2 GENERAL COMMERCIAL TO RA-2 HIGH DENSITY
RESIDENTIAL, FOR LAND ADDRESSED AS 714 WILDWOOD DRIVE, DESCRIBED AS PART OF
THE NORTHWEST QUARTER OF THE SOUTHEAST QUARTER OF SECTION 9, TOWNSHIP 44
NORTH, RANGE 12 WEST,JEFFERSON CITY,COLE COUNTY,MISSOURI AND ENDORSING AN
AMENDMENT ON THE DEVELOPMENT PLAN MAP OF THE COMPREHENSIVE PLAN TO
REFLECT SUCH CHANGE.
WHEREAS, It appears that the procedures set forth in the zoning code relating to zoning have in
all matters been complied with; and
WHEREAS, The zoning ordinance requires consistency between the comprehensive plan and the
zoning map and the proposed zoning change would necessitate a change to the
Comprehensive Plan Development Plan Map,
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON,
MISSOURI, AS FOLLOWS:
Section 1. The following described real estate is rezoned from C-2 General Commercial to
RA-2 High Density Residential:
Part of the Northwest Quarter of the Southeast Quarter of Section 9, Township 44
North, Range 12 West, in the City of Jefferson, Cole County, Missouri, more
particularly described as follows: Beginning at the northeast corner of Lot 2 of
WILDWOOD SUBDIVISION, SECTION 1, as per plat of record in Plat Book 8, Page
65, Cole County Recorder's Office; thence N77°06'43"W, along the northerly line of
said WILDWOOD SUBDIVISION,SECTION 1,90.40 feet;thence S51°23'26"W,along
the northerly line of said WILDWOOD SUBDIVISION,SECTION 1, 154.41 feet;thence
N08°10'03"E, 281.83 feet to the southwesterly corner of KNIPP BUILDING-OFFICE
CONDOMINIUM, as per plat of record in plat book 11, Page 192, Cole County
Recorder's Office; thence N86°35'37"E, along the southerly line of said KNIPP
BUILDING-OFFICE CONDOMINIUM, 210.00 feet to the westerly line of WILDWOOD
DRIVE; thence S15°30'02"W, along the westerly line of WILDWOOD DRIVE, 35.99
feet;thence southerly along the westerly line of said WILDWOOD DRIVE, on a curve
to the left, having a radius of 926.38 feet, an arc distance of 183.57 feet, the chord of
said curve being S09°49'26"W, 183.27 feet to the point of beginning. Containing in all,
1.0 acres.
Section 2. An amendment to the Comprehensive Plan Development Plan Map is hereby
endorsed to reflect the changes for the area described in Section 1 from Commercial to High Density
Residential.
