Ill `J°t AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI,APPROVING AN AMENDED PRELIMINARY PUD PLAN FOR PROPERTY ADDRESSED AS 3740 AND 3750 WEST TRUMAN BOULEVARD; DESCRIBED AS PART OF THE NORTHWEST QUARTER OF SECTION 9, TOWNSHIP 44 NORTH, RANGE 12 WEST, JEFFERSON CITY, COLE COUNTY, MISSOURI. WHEREAS, Wildwood Real Estate Company Inc., owner of the real estate hereinafter described, having submitted to the City Council an Amended Preliminary PUD Plan of said real estate, being located in Jefferson City, Cole County, Missouri, being part of the Northwest Quarter of Section 9,Township 44 North, Range 12 West, in the City of Jefferson, Cole County, Missouri, more particularly described as follows: From a stone at the northwest corner of said Section 9; thence N86°19'00"E, along the Section Line, 991.55 feet to the POINT OF BEGINNING for this description; thence continuing N86°19'00"E, along the Section Line, 465.0 feet to a point intersecting the westerly right-of-way line of West Truman Boulevard connection to U.S. Highway 50; thence along said right-of-way line the following courses: S10°42'15"W, 218.13 feet; thence S41°22'06"W,255.25 feet;thence S63°01'26"W, 171.03 feet;thence leaving the aforesaid right-of-way line, N48°01'49"W, 225.00 feet; thence N12°04'47"E, 310.00 feet to the POINT OF BEGINNING. and WHEREAS, it appears that the procedures set forth in the zoning code relating to zoning have in all matters been complied with, as said property owner submitted to the Planning and Zoning Commission and City Council an Amended Preliminary PUD Plan for the above referenced property. NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON, MISSOURI, AS FOLLOWS: SECTION 1. The Preliminary PUD Plan submitted by Central Missouri Professional Services, Consultant, on file as Case No. P09008 in the Jefferson City Planning Division is hereby approved for the above land referenced herein. SECTION 2. The following principal land uses are approved for the site: Retail uses, Pharmacy (including drive through), office uses, restaurants (including drive through), personal services, and print/copy shop. Bill 2008-145 Page 1 SECTION 3. Common Areas and Public Land. No common areas are proposed and no lands are dedicated to public use with this PUD Plan. SECTION 4. This ordinance shall be in full force and effect from and after the date of its passage and approval.
