A . A REQUEST TO CO NTI NU E A CONDITIONAL USE PERM IT TO A DATE
CERTA IN TO A LL OW THE ESTABLISHMENT OF A DANCE STUDIO
LOCATED AT 5405 ROSE ME A D BOULEVARD , UNIT H.
The Co mmiss io n continued to a date certa in a request to a l low a conditiona l
use pe rmit for the esta bl ish me nt of a dance studio . The busi ness is proposed
to occ upy a flo or area of 1,000 square feet. The property is located in the C-
3 , com mercial zone , and is designated as Heavy Commercial by the City's
Genera l Plan .
B. A TENTATIVE PARCEL MAP FOR A LOT SPLIT SUBD IVI SION AND A
MINOR S ITE PLAN REVIEW FOR THE CONSTRUCTIO N OF A SINGLE-
FAMILY RESIDEN CE ON THE SOUTHERLY PARCEL (PARCEL 2) OF THE
SUBDIVISION LO CATED AT 5927 IVAR AVENU E .
The Co mmission approved a req uest for a tentative parce l ma p to subdivide
a property thr oug h th e midpoints of th e fron t and rea r prope rty lines to create
two parce ls . Th e prope rty is 1 00 feet w id e and 158 fee t deep with a land
area of approximately 15 ,800 sq uare feet. Each lot will be 7 ,900 square
feet , have a street frontage of 50 feet , and allow direct access from the
adjace nt publi c street. Th e applicant is proposing to demolish both ex isting
residences and develop a new two-story single-family residence on the
southerly parc el. The property is located in the R-1 zone , and is designated
as Low Density Residential by the City's Ge neral Plan .
C. A CO NDITIONAL USE PERMIT TO ALLOW THE ESTAB LI SHMENT OF A
RESTA URANT IN THE TEMPLE C ITY PLAZA SHOPPI NG CENTER. THE
COND ITION AL USE PERM IT ALSO INCLUD ES THE RESTAURANT'S
REQUEST T O SERVE BEE R A ND W IN E 5551 ROSEMEAD BOULEVARD .
The Co mmis sion approved a req uest for a conditional use permit for a food
and drink estab li shment that also serves beer and wine in a 2,650 square foot
com mercia l un it. The resta urant Lot us House , specializes in V ietnamese Pho
and C hinese food . The dining area consists of a total of 68 seats ; no outside
dining is being p roposed as part of thi s request. The app l icant would operate
seven days a week from 8 :00 a .m . to 10:00 p .m . The property is located in
the C-2 , co mm ercial zone , and is designated as Gen e ra l Commercial by the
City's General Plan .

7 . UPDATE FROM THE PLANN IN G MANAGER
Plann ing Manager Reimers updated the Commission that an appeal has been filed
for a Tentative Tract Map located at 5556 Weiland Avenue . He announced that the
Commission wi ll consider two ordinances next month ; an ordinance regarding
massage on December 22 , and an urgency ordinance for wireless communication
facilities on December 8. Lastly, Mr. Reimers briefed the Commission regarding the
items discussed at the Specific Plan Meeting that occurred November 5, 2015 .
Items discussed at the Specific Plan Community Meeting included preliminary
conceptual deve lopment along the four corners of Rosemead Boulevard and Las
Tunas Drive and input regarding the public's interests . The General Plan Advisory
Committee will review the input provided at their regu lar ly scheduled meeting of
November 16 , 2015 .

The Commission meeting was adjourned at 8:21 p.m .
CITY STRATEGIC GOALS:
Approval of the Comm ission actions of November 10, 2015 furthers the City's Strategic
Goals of Citizen Education and Communication .
FISCAL IMPACT:
This item does not have an impact on the Fiscal Year 2015-16 City Budget.
