A meeting of the Orleans Zoning Board of Appeals was held in.theSkatceLMeeting
Room at Town•Hall. Pi usual were-Michael Marnik,D. Beth McCartney,Rolf
Soderstram,William McCarthy,Peter 7abinn,and Gerald Mulligan. Board.secretary
Sandy Stewart was-also present.
Chairman-Michael Marnik called the meeting to order at 7:00 p.m.
Case#1994(R.escheduled from October 13,2014)
321 R&R,LIE applied for a Special Permit as set forth in MGL Chapter 40A, Section 6,
under Orleans Zoning Bylaw,Sections 164-3C(2),164-8,and 164-34B(3)to alter a pre-
existing,nonconforming commercial structure, extending commercial use into an
adjoining district and reducing parking spaces based-upon special circumstances,-and-in.
the alternative, seeks a Variance. The property is located at 3 Nell Way, Orleans Map
#46,Parcel#14.
Special Permit granted. Variance request withdrawn without prejudice. See attached
Decision. In reaching its decision,the Board reviewed the following:the application of
321 R&R,LLC.filed September 19„20.14;.the floor plan pages Al-A3, entitled`Proposed
Auto Parts Store"bsy Ziebrat.&McCarthy; the plan showing proposed building additions
and site improvements by Coastal Engineering,Inc,dated September 19,2014,sheets 1
&2;the-landscape plan prepared by Coastal Engineering and the approval of the Site
Plan Review Committee. Documents are held in the permanent Zoning Board of Appeals
case file located at Town-IIalL
On motion by Ms. McCartney and seconded by Mr. Jablen;the Beard voted unanimously
to approve minutes of the October 1,2014 meeting.
On motion by lVfr. Marnik seconded by Ms.McCartney and unanimously approved-by
the Board; Chairman Marnik adjourned the meeting at&22 p.m.
