AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, CHANGING, AMENDING, AND
MODIFYING THE ZONING MAP OF THE ZONING CODE OF THE CITY OF JEFFERSON, BY
REZONING 41 ACRES FROM PUD PLANNED UNIT DEVELOPMENT AND RS-2 LOW DENSITY
RESIDENTIALTO RA-2 HIGH DENSITY RESIDENTIAL,C-1 NEIGHBORHOOD COMMERCIALAND
C-2 GENERAL COMMERCIAL, THE PROPERTY LOCATED WITHIN THE INTERSECTING
STREETS OF SOUTH COUNTRY CLUB DRIVE, OLD LOHMAN ROAD, AND LEANDRA LANE (IN
THE 1100-1300 BLOCKS OF SOUTH COUNTRY CLUB DRIVE, THE 4700 AND 4800 BLOCKS OF
OLD LOHMAN ROAD AND THE 4800 BLOCK OF LEANDRA LANE), LOCATED IN PART OF THE
NORTHEAST QUARTER OF THE NORTHEAST QUARTER OF SECTION 18 AND PART OF THE
NORTHWEST QUARTER OF THE NORTHWEST QUARTER OF SECTION 17, TOWNSHIP 44
NORTH, RANGE 12 WEST, JEFFERSON CITY, COLE COUNTY, MISSOURI AND ENDORSING
AN AMENDMENT ON THE DEVELOPMENT PLAN MAP OF THE COMPREHENSIVE PLAN TO
REFLECT SUCH CHANGE.
WHEREAS, It appears that the procedures set forth in the zoning code relating to zoning have in
all matters been complied with.
WHEREAS, The zoning ordinance requires consistency between the comprehensive plan and the
zoning map and the proposed zoning change would necessitate a change to the
Comprehensive Plan Development Plan Map.
• NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON,
MISSOURI, AS FOLLOWS:
Section 1. Tract 1-A: The following described real estate is rezoned from PUD Planned Unit
Development to RA-2 High Density Residential and an amendment to the Development Plan Map of
the City's Comprehensive Plan is hereby endorsed to change the designation from Industrial to High
Density Residential: Part of the Northeast Quarter of Section 18 and part of the Northwest Quarter
of Section 17, Township 44 North, Range 12 West, in the City of Jefferson, Cole County, Missouri,
more particularly described as follows: From the northwest corner of the Northeast Quarter of the
Northeast Quarter of the aforesaid Section 18;thence S4 037'00"E,along the Quarter-Quarter Section
Line, 1205.62 feet to the southwest corner of the property described by deed of record in Book 114,
page 309, Cole County Recorder's Office; thence N85 030'00"E, along the south boundary of said
property described in Book 114, page 309, 198.00 feet to the southeast corner thereof; thence
N5 030'00"W,along the east boundary of said property described in Book 114,page 309, 212.23 feet;
thence N69 018'00"E,82.55 feet to a point on the northern boundary of the property described by deed
of record in Book 257, page 557, Cole County Recorder's Office and described therein as the
southerly line of a County Road (presently known as Old Lohman Road); thence along the northern
