AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, CHANGING, AMENDING, AND
MODIFYING THE ZONING MAP OF THE ZONING CODE OF THE CITY OF JEFFERSON, BY
REZONING 34.83 ACRES FROM PUD PLANNED UNIT DEVELOPMENT TO M-1 LIGHT
INDUSTRIAL, THE PROPERTY LOCATED IN THE 5000 BLOCK OF OLD LOHMAN ROAD
(CURRENTLY PART OF A TRACT OF LAND ADDRESSED AS 1502 SOUTH COUNTRY CLUB
DRIVE) DESCRIBED AS PART OF THE NORTHWEST QUARTER OF THE NORTHEAST
QUARTER,PART OF THE SOUTHWEST QUARTER OF THE NORTHEAST QUARTER AND PART
OF THE NORTHWEST QUARTER OF THE SOUTHEAST QUARTER OF SECTION 18,TOWNSHIP
44 NORTH, RANGE 12 WEST, JEFFERSON CITY, COLE COUNTY, MISSOURI.
WHEREAS, It appears that the procedures set forth in the zoning code relating to zoning have in all
matters been complied with.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON,
MISSOURI, AS FOLLOWS:
Section 1.The following described real estate is rezoned from PUD Planned Unit Development
to M-1 Light Industrial: Part of the Northwest Quarter of the Northeast Quarter, part of the Southwest
Quarter of the Northeast Quarter and part of the Northwest Quarter of the Southeast Quarter of Section
18, Township 44 North, Range 12 West, in the City of Jefferson, Cole County, Missouri, more
particularly described as follows: From the northeast corner of the Northwest Quarter of the Northeast
• Quarter of the aforesaid Section 18; thence S4 037'00"E, along the Quarter-Quarter Section Line,
1592.92 feet to the southeast corner of a tract described by deed of record in Book 196, page 283,
Cole County Recorder's Office and the POINT OF BEGINNING for this description;thence continuing
S4 037'00"E, along the Quarter-Quarter Section Line, 1792.64 feet to a corner on the southerly
boundary of the property described by deed of record in Book 257,page 557,Cole County Recorder's
Office and said corner being described therein as a point in the center of abandoned Missouri Pacific
Railroad, Bagnell Branch, right-of-way;thence,along the boundary of said property described in Book
257, page 557,the following courses: N88 036'04"W, 695.08 feet;thence N4 045'42"W,2254.08 feet;
thence N83 001'21"E, 154.58 feet; thence N81 021'41"E, 393.26 feet to a point on the west line of the
aforesaid tract described in Book 196, page 283;thence S4 039'42"E, along the west line of said tract
described in Book 196, page 283, 578.78 feet to the southwesterly corner thereof; thence
N81°21'07"E,along the southerly boundary of said tract described in Book 196,page 283, 150.14 feet
to the POINT OF BEGINNING. Containing in all 34.83 acres, more or less.
Section 2. This ordinance shall be in full force and effect from and after its passage and
approval.
