AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, APPROVING A PRELIMINARY
PUD PLAN FOR PROPERTY ADDRESSED AS 3500 WEST TRUMAN BOULEVARD,
PROPOSED AS LOT 1 OF GORDON BROTHERS TRUMAN ACRES SUBDIVISION;
DESCRIBED AS PART OF THE NORTHWEST QUARTER OF THE SOUTHEAST QUARTER OF,
SECTION 4, TOWNSHIP 44 NORTH, RANGE 12 WEST, JEFFERSON CITY, COLE COUNTY,
MISSOURI
WHEREAS, Gordon Builders Inc, owners of the real estate hereinafter described, having
submitted to the City Council a Preliminary PUD Plan of said real estate, being
located in Jefferson City, Cole County, Missouri, and more particularly described as
follows: Part of Tract B of Survey Book A, page 506, Cole County Recorder's
Office, being a part of the Northeast Quarter of the Southwest Quarter and part of
the Northwest Quarter of the Southeast Quarter all in Section 4, Township 44 North,
Range 12 West, in the City of Jefferson, Cole County, Missouri, more particularly
described as follows: From the southeast corner of the Southeast quarter of said
Section 4; thence S86 019'00"W, along the Section line, 1788.03 feet; thence
NO3°48'49"W, 1653.91 feet to a point on the northerly right-of-way line of West
Truman Boulevard; thence southwesterly, along the northerly right-of-way line of
West Truman Boulevard, on a curve to the right having a radius of 2824.79 feet, an
arc distance of 151.92 feet, (the chord of said curve being S84 057'17"W, 151.90
feet); thence S86 029'44"W, along the northerly right-of-way line of West Truman
Boulevard, 189.06 feet to the southeasterly corner of Tract B of Survey Book A,
• page 506, Cole County Recorder's Office and the POINT OF BEGINNING of this
description; thence S86 029'44"W, along the northerly right-of-way line of West
Truman Boulevard, also being the southerly boundary of said Tract B, 350.00 feet;
thence NO3 030'16"W, 255.68 feet to a point on the northerly boundary of said Tract
B; thence N88 057'13"E, along the northerly boundary of said Tract B, 258.28 feet;
thence S79 008'47"E, along the northerly boundary of said Tract B, 94.92 feet to the
northeasterly corner thereof; thence S03 030'16"E, along the easterly boundary of
said Tract B, 221.06 feet to the POINT OF BEGINNING. Containing in all 1.97
acres.
WHEREAS, it appears that the procedures set forth in the zoning code relating to zoning have in
all matters been complied with, as said property owner submitted to the Planning
and Zoning Commission and City Council a Preliminary PUD Plan for the above
referenced property.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON,
MISSOURI, AS FOLLOWS:
SECTION 1. The Preliminary PUD Plan submitted by Central Design Group, LLC,
Consultant, on file as Case No. P08026 in the Jefferson City Planning Division is hereby approved
for the above land referenced herein. The underlying zoning district, for the purpose of
determining allowed uses, is hereby established as C-1 Neighborhood Commercial with the
addition of hotels and motels with building area of 100,000 square feet or less as an allowed use
and a maximum height established as 60 feet.

SECTION 2. Common Areas and Public Land. No common areas are proposed and no
lands are dedicated to public use with this PUD Plan.
• SECTION 3. This ordinance shall be in full force and effect from and after the date of its
passage and approval.

Preliminary PUD Plan for 3500 West Truman Boulevard
The City Council of the City of Jefferson, Missouri,will hold a public hearing on Monday,September
15, 2008 at 6:00 p.m. in the Council Chamber of the John G. Christy Municipal Building, 320 East
McCarty Street,to consider a Preliminary PUD Plan for 3500 West Truman Boulevard,also known
as proposed Lot 1 of Gordon Brothers Truman Acres Subdivision, a proposed subdivision in
Jefferson City, Cole County, Missouri, described as follows:
Section 1. Property Description. Part of Tract B of Survey Book A, page 506, Cole County
Recorder's Office, being a part of the Northeast Quarter of the Southwest Quarter and part of the
Northwest Quarter of the Southeast Quarter all in Section 4, Township 44 North, Range 12 West,
in the City of Jefferson, Cole County, Missouri, more particularly described as follows: From the

Section 2. The purpose of the public hearing is to consider an application for a Preliminary PUD
Plan in order to accommodate the construction of a four story hotel. The application was filed by
Central Design Group, LLC,Consultant, on behalf of Gordon Builders Inc, property owner. The
complete application is on file as Case No. P08026 and is available for inspection during regular
business hours at the Department of Community Development, Planning Division,Room 120,John
G. Christy Municipal Building, 320 East McCarty Street, Jefferson City, Missouri.
