The application was approved conditioned upon the following: 1) Prior to the issuance of a certificate of occupancy, the owner of the property shall prepare and record a deed restriction which shall provide that all roof projection areas required to remain unenclosed as per approval of the special exception and shall remain so for as long as the structure is in existence or exceeds the maximum .permissible FAR. 2) Prior to final approval the proposed site plan shall be provided to the Driftwood Landings Home Owners Association for their review and comments. 3) Any minor modifications in the landscape plan shall be brought back to the ARPB for review and approval.prior to commence- ment of landscaping.
