NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON, MISSOURI, AS FOLLOWS: SECTION 1. That the plat of Highway 50 East Wal-Mart Subdivision, lying, being and situated within the corporate limits of the City of Jefferson, Missouri, as shown by the said plat attached hereto and made a part of this ordinance, is hereby approved and accepted by the City Council of the City of Jefferson, Missouri. SECTION 2. The Mayor and City Clerk are hereby authorized and directed to endorse acceptance of said plat hereon and to certify the approval of said plat under the seal of the City of Jefferson. • SECTION 3. Application filed by Wal-Mart Stores East, L.P., property owner, for • a Final Subdivision Plat of 32 acres on land zoned C-2 General Commercial. This proposed final plat includes 2 commercial lots and approximately 2,000 feet of road right-of-way. The property is located on the south side of Highway 50/63 at the terminus of City View Drive. The property is described as part of the Southwest Quarter of the Southeast Quarter and part of the Southeast Quarter of the Southeast Quarter of Section 22, Township 44 North, Range 11 West, Jefferson City, Cole County, Missouri. (Central Missouri Professional Services, Consultant) Mr. Paul Samson, Central Missouri Professional Services, 2500 E. McCarty Street, spoke regarding this request. Mr. Samson explained that the final plat dedicates access to the Wal-Mart site, city streets, and creates a two(2)acre outlot. No one spoke in opposition to this request and no correspondence was received. Mr. Barron gave the Planning Division staff report and explained that the Wal-Mart store will occupy 24.7 acres of the 32 acre tract. A special exception permit approving the new Wal-Mart store was approved by the City Council on June 19, 2006. One new street to be named Supercenter Drive is identified on the final plat. Mr. Wade gave the Engineering Division staff report and explained that infrastructure is being constructed to serve the subdivision and that plans for public infrastructure were previously approved with the MoDOT interchange plans. He stated that the final site plan for the Wal-Mart site is being reviewed at this time for final approval. No one spoke in opposition to this request and no correspondence was received. Mr. Bates stated that he concurs with staff comments and recommendations. p • Mr. Yarnell moved and Mr. Hagan seconded to recommend approval of the Final Subdivision Plat of Highway 50 East Wal-Mart Subdivision, to the City Council subject to compliance with the technical corrections and recommendations of the Engineering Division. Application filed by Wal-Mart Stores East, L.P., property owner, for a Final Subdivision Plat of 32 acres on land zoned C-2 General Commercial. This proposed final plat includes 2 commercial lots and approximately 2,000 feet of road right-of-way. The property is located on the south side of Highway 50/63 at the terminus of City View Drive. The property is described as part of the Southwest Quarter of the Southeast Quarter and part of the Southeast Quarter of the Southeast Quarter of Section 22, Township 44 North, Range 11 West, Jefferson City, Cole County, Missouri. (Central Missouri Professional Services, Consultant) Background A special exception permit approving the new east side Wal-Mart store was approved by the City Council on June 19, 2006. Street and highway improvement plans have been received and reviewed by City staff and Missouri Department of Transportation staff. The roadway improvement plans are adequate to meet the requirements for a subdivision plat and conform with the proposed final subdivision plat. Description of Proposed Plat Zoning: C-2 General Commercial Size of Property: 32 Acres Number of Lots: 2 Lot Sizes: 24.7 acres and 2.09 acres treets: One new street is identified on the final subdivision plat. The name of the street is identified as upercenter Drive. The street extends for a distance of approximately 2,000 feet. The street dead ends at the edge of the property and a temporary turn around would be constructed at this location. An easement for the temporary turn around as well as an easement for a bus stop shelter is identified on the plat. Public Improvement Plans: Street, Stormwater, and Sewer improvement plans have been submitted to the engineering division. Staff Recommendation Staff recommends approval of the final subdivision plat subject to the following conditions: 1.
