SUMMARY STATEMENT:
City of McCall staff has submitted a code amendment application that would create a new Business Park Zone within
the McCall City Code, as directed by the 2007 McCall Area Comprehensive Plan. The proposed amendment would
only involve the creation of the code language for a new zone and would not involve any rezoning or annexation
actions.
To assist the City in the process of drafting the code language for this new zone, the City employed Harmony Design
and Engineering in 2009 to conduct a charrette with property owners, stakeholders, city staff and officials, and the
public at large to gather input and feedback to help shape the new zone. The report that resulted from this charrette,
including recommended code language, was adopted by the City Council. The currently proposed amendment is the
next step in creating a new business park zone. The creation of this zone in the code is a way to work towards the
goals of the Comprehensive Plan and also a necessary step preceding any discussion of rezoning or annexation for the
locations indicated as "business park" on the Future Land Use Plan (FLUP).
The proposed ordinance has been reviewed by the City Attorney. At a public hearing at the November 2 meeting, the
McCall Area Planning and Zoning Commission recommended the proposed code amendment for approval by the
McCall City Council. This proposed ordinance is continued from the November 18, 2010 meeting to allow staff time
to make minor revisions and further explore the noise level issue. Additional information on the noise issue is
provided in the packet.
