SUMMARY STATEMENT:
A Variance (VAR) application has been submitted to reduce the fifty -foot (50 ft.) setback of the Shoreline
and River Environs Zone and front property setback from Chula Road.
A public hearing was held at the July 12, 2011 McCall Area Planning and Zoning Commission meeting.
The Commission recommended VAR-11-01 for approval by the City Council subject to the Findings and
Conclusions. New information has subsequently been provided by the applicant (see attached Staff
Report).
Staff recommends consideration of the following prior to approval or denial of the variance request:
1. Criteria for variance approval.
2. Viability of construction within the conforming 1873 sq. ft. building envelope.
3. Functionality of the public right-of-way resulting from a reduction of the front property line setback.
The complete land use file is not attached but is available for review during normal working hours in the
Community Development Department located at the McCall City Hall, 216 East Park Street, McCall,
Idaho 83638.
RECOMMENDED ACTION:
Direct staff to prepare Council Findings and Conclusions based on the outcome of the discussion.
