AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, APPROVING A
PRELIMINARY PUD PLAN FOR PROPERTY ADDRESSED AS 1000 SOUTH COUNTRY
CLUB DRIVE; DESCRIBED AS PART OF THE SOUTHEAST QUARTER OF THE
SOUTHWEST QUARTER OF, SECTION 8, TOWNSHIP 44 NORTH, RANGE 12 WEST,
JEFFERSON CITY, COLE COUNTY, MISSOURI
WHEREAS, Joey L. Leydens, Trustee, owner of the real estate hereinafter described,
having submitted to the City Council a Preliminary PUD Plan of said real
estate, being located in Jefferson City, Cole County, Missouri, and more
particularly described as follows: Part of the Southeast Quarter of the
Southwest Quarter of Section 8, Township 44 North, Range 12 West, more
particularly described as follows: From the Southeast corner of the
Southwest Quarter of said Section 8; thence north along the quarter section
line, 414.48 feet; thence west at right angles to the quarter section line, 151.8
feet to a point on the centerline of the County Road and the beginning point
of this description; thence North 13 Degrees 15 Minutes West, 230.58 feet,
to the southeasterly corner of a tract conveyed to Cecil Edgar Seidel and
Wife, by Warranty Deed of record in Book 188, Page 659, Cole County
Recorder's Office; thence South 78 Degrees 30 Minutes West, along the
southerly line of said Seidel Tract, 148.31 feet, to the southwesterly corner
thereof; thence South 13 Degrees 15 Minutes East, 262.77 feet, to the
centerline of the County Road; thence North 66 Degrees 20 Minutes East,
along the centerline of the County Road, 151.14 feet, to the beginning point
of the description; Except that part of the Southeast Quarter of the
Southwest Quarter of Section 8, Township 44 North, Range 12 West,
described in Report of Commissioners in Book 493, Page 294 and conveyed
to the City of Jefferson, Missouri by quit claim deed of record in Book 529,
Page 720, Cole County Recorder's Office Containing approximately 0.7
acres.
WHEREAS, it appears that the procedures set forth in the zoning code relating to zoning
have in all matters been complied with, as said property owner submitted to
the Planning and Zoning Commission and City Council a Preliminary PUD
Plan for the above referenced property.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF
JEFFERSON, MISSOURI, AS FOLLOWS:
SECTION 1. The Preliminary PUD Plan submitted by Central Missouri
Professional Services, Consultant, on file as Case No. P08019 in the Jefferson City
Planning Division is hereby approved for the above land referenced herein.
SECTION 2. Approval is made subject to compliance with the requirements of
• the Wastewater Utilities Division regarding sewer access and sewer line acceptance.

SECTION 3. Common Areas and Public Land. No common areas are proposed
and no lands are dedicated to public use with this PUD Plan.
• SECTION 4. This ordinance shall be in full force and effect from and after the
date of its passage and approval.

Preliminary PUD Plan
1000 South Country Club Drive
The City Council of the City of Jefferson, Missouri,will hold a public hearing on Monday,September
15, 2008 at 6:00 p.m. in the Council Chamber of the John G. Christy Municipal Building, 320 East
McCarty Street, to consider a Preliminary PUD Plan for the property described herein:
Section 1. The subject property is addressed as 1000 South Country Club Drive and is described
as: Part of the Southeast Quarter of the Southwest Quarter of Section 8, Township 44 North,
Range 12 West, more particularly described as follows: From the Southeast corner of the
Southwest Quarter of said Section 8; thence north along the quarter section line, 414.48 feet;
thence west at right angles to the quarter section line, 151.8 feet to a point on the centerline of the
County Road and the beginning point of this description; thence North 13 Degrees 15 Minutes
West, 230.58 feet,to the southeasterly corner of a tract conveyed to Cecil Edgar Seidel and Wife,
by Warranty Deed of record in Book 188, Page 659, Cole County Recorder's Office;thence South
78 Degrees 30 Minutes West, along the southerly line of said Seidel Tract, 148.31 feet, to the
southwesterly corner thereof; thence South 13 Degrees 15 Minutes East, 262.77 feet, to the
centerline of the County Road; thence North 66 Degrees 20 Minutes East, along the centerline of
the County Road, 151.14 feet, to the beginning point of the description; Except that part of the
Southeast Quarter of the Southwest Quarter of Section 8, Township 44 North, Range 12 West,

Office. Containing approximately 0.7 acres.
Section 2.The purpose of the public hearing is to consider an application for a Preliminary
PUD Plan in order to accommodate the construction of a residential duplex. The application was
filed by Central Missouri Professional Services,Consultant,on behalf of Joey L. Leydens, property
owner. The complete application is on file as Case No. P08019 and is available for inspection
during regular business hours at the Department of Community Development, Planning Division,
Room 120, John G. Christy Municipal Building, 320 East McCarty Street,Jefferson City, Missouri.
