AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, APPROVING A PRELIMINARY
PUD PLAN FOR PROPERTY ADDRESSED AS 3625 MISSOURI BOULEVARD, LAND
PROPOSED AS LOT 2 AND PART OF LOT 1, OF MISSOURI HOBBS BUSINESS PARK;
DESCRIBED AS PART OF THE SOUTHEAST QUARTER OF THE NORTHWEST QUARTER OF,
SECTION 9, TOWNSHIP 44 NORTH, RANGE 12 WEST, JEFFERSON CITY, COLE COUNTY,
MISSOURI
WHEREAS, Five-O-Five Hobbs, LLC, owner of the real estate hereinafter described, having
submitted to the City Council a Preliminary PUD Plan of said real estate, being
located in Jefferson City, Cole County, Missouri, and more particularly described as
follows:
A tract of land containing 2.523 acres or 110,028 square feet, more or less, and
being part of the Southeast Quarter of the Northwest Quarter of Section 9, in
Township 44 North, Range 12 West, City of Jefferson, Cole County, Missouri, and
being more particularly described as follows: Commencing at the intersection of the
Westerly Line of land, now or formerly of the State of Missouri, as Recorded in
Deed Book 382, at Page 458, Cole County Records, with the Southerly Line of U.S.
Highway Route 50 (variable width) (Missouri Boulevard); Thence along said
Southerly Line along a curve to the left having a radius of 839.93 feet, an arc
distance of 280.88 feet, with a chord bearing South 76 Degrees 12 Minutes 56
Seconds West, a distance of 279.57 feet to the true Point of Beginning of this
• description; Thence leaving said Southerly Line and describing the subject tract of
land with the following courses and distances: South 54 Degrees 47 Minutes 53
Seconds East, a distance of 107.60 feet, North 64 Degrees 05 Minutes 18 Seconds
East, a distance of 42.83 feet, South 57 Degrees 09 Minutes 40 Seconds East, a
distance of 144.34 feet, South 33 Degrees 37 Minutes 16 Seconds East, a distance
of 51.62 feet, South 25 Degrees 54 Minutes 42 Seconds East, a distance of 149.62
feet, South 64 Degrees 05 Minutes 18 Seconds West, a distance of 298.32 feet,
North 25 Degrees 54 Minutes 42 Seconds West, a distance of 382.01 feet to the
beginning of a tangent curve to the left having a radius of 264.00 feet and an arc
distance of 33.18 feet, Thence continuing, North 33 Degrees 06 Minutes 49
Seconds West, a distance of 47.27 feet to the aforementioned Southerly Line of
U.S. Highway Route 50 (variable width) (Missouri Boulevard); Thence along said
Southerly Line the following courses and distances: North 59 Degrees 15 Minutes
50 Seconds East, a distance of 85.36 feet, and South 67 Degrees 13 Minutes 44
Seconds East, a distance of 67.64 fee to the Point of Beginning; AND; A tract of
land Containing 0.31 acres or 13,503 square feet, more or less, and being part of
the Southeast Quarter of the Northwest Quarter of Section 9, in Township 44 North,
Range 12 West, City of Jefferson, Cole County, Missouri, and being more
particularly described as follows: Commencing at the intersection of the Westerly

Degrees 05 Minutes 18 Seconds West, a distance of 28.00 feet, North 25 Degrees
54 Minutes 42 Seconds West, a distance of 342.13 feet to the beginning of a
tangent curve to the left having a radius of 264.00 feet and an arc distance of 33.18
feet, North 33 Degrees 06 Minutes 49 Seconds West, a distance of 88.21 feet to the
Southerly Line of aforementioned U.S. Highway Route 50, North 59 Degrees 15
Minutes 50 Seconds East, a distance of 33.03 feet to the Point of Beginning.
Containing in all 2.8 acres, more or less.
WHEREAS, it appears that the procedures set forth in the zoning code relating to zoning have in
all matters been complied with, as said property owner submitted to the Planning
and Zoning Commission and City Council a Preliminary PUD Plan for the above
referenced property.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON,
MISSOURI, AS FOLLOWS:
SECTION 1. The Preliminary PUD Plan submitted by Site Development Engineering Inc,
Consultant, on file as Case No. P08021 in the Jefferson City Planning Division is hereby approved
for the above land referenced herein. The underlying zoning district, for the purpose of
determining allowed uses, is hereby established as C-1 Neighborhood Commercial with the
• addition of hotels and motels with building area of 100,000 square feet or less as an allowed use
and a maximum height established as 60 feet.
SECTION 2. Common Areas and Public Land. No common areas are proposed and no
lands are dedicated to public use with this PUD Plan.
SECTION 3. This ordinance shall be in full force and effect from and after the date of its
passage and approval.

The City Council of the City of Jefferson, Missouri, will hold a public hearing on Monday, September 15, 2008
• at 6:00 p.m. in the Council Chamber of the John G. Christy Municipal Building, 320 East McCarty Street, to
consider a Preliminary PUD Plan for the property described herein:

Section 2. The Preliminary PUD Plan under consideration is a four story hotel. The underlying zoning district,
for the purpose of determining allowed uses, is proposed as C-1 Neighborhood Commercial with the addition
of hotels and motels with building area of 100,000 square feet or less as an allowed use and a maximum height
established as 60 feet. The application was filed by Site Development Engineering Inc, Consultant, on behalf
of Five-O-five Hobbs, LLC, property owner. The complete application is on file as Case No. P08021 and is
available for inspection during regular business hours at the Department of Community Development, Planning
Division, Room 120, John G. Christy Municipal Building, 320 East McCarty Street, Jefferson City, Missouri.
