Case No. P07031 — 1505 Legion Lane and 220, 221, 224, and 225 Oscar Drive;
Rezoning. Request filed by RTR Real Estate,-property owner, Joseph Twehous, authorized
representative, to rezone approximately 3.45 acres from C-1 Neighborhood Commercial to
C-2 General Commercial. The property is generally located on the southeastern side of
Aaron Court and at the southern end of Oscar Drive and is described as lots 3, 4, 5, 6, and 7
of RTR Subdivision, Jefferson City, Cole County, Missouri.
Mr. Mike Bates, Central Missouri Professional Services, 2500 E. McCarty Street, spoke
regarding this request. Mr. Bates distributed a visual depicting the area to be rezoned. Mr.
Bates explained that the proposed use of this property as a contractor/trade shop and storage
buildings would require a conditional use permit in the C-1 zoning district. He stated that by
rezoning the subject property to C-2 it will be more compatible with the zoning and usage of
surrounding properties.
No one spoke in opposition to this request and no correspondence was received.
Mr. Barron gave the Planning Division staff report and explained that much of the property in
this area is currently zoned C-2 General Commercial and existing topographical features provide
a clear separation between this property and the residentially zoned property to the east. He
explained that the existing topographical features could act as a natural buffer if not disturbed.
Mr. Barron stated that the property lends itself well to a C-2 zoning designation and staff
recommends approval of the rezoning request.
Mr. Nunn moved and Mr. George seconded to recommend approval of rezoning property
. addressed as 1505 Legion Lane and 220, 221, 224 and 225 Oscar Drive from C-1 Neighborhood
Commercial to C-2 General Commercial, to the City Council. The motion passed 7-0 with the
following votes:

provide a clear separation between this property and the residentially zoned property to the east. The property lends
itself well to a C-2 zoning designation and staff recommends approval of the rezoning request.
