COMMUNITY REDEVELOPMENT AGENCY

REGULAR MEETING MINUTES
AUGUST 21, 2007
1. CALL TO ORDER
Chairman Wong called the Community Redevelopment Agency Regular Meeting to order at
7:44 p.m. in the Council Chambers located at 5938 Kauffman Avenue, Temple City.

ALSO PRESENT: Executive Director /Agency Counsel Martin, Assistant Executive
Director Lambert, Community Development Secretary Venters
3. CONSENT CALENDAR
Mr. Capra moved to approve the Consent Calendar, seconded by Mrs. Wilson and
unanimously carried by the following roll call vote:
AYES: Member - Capra, Vizcarra, Wilson, Gillanders, Wong
NOES: Member -None
ABSENT: Member -None
ABSTAIN: Member -None
A. APPROVAL OF MINUTES
Approved the Minutes of the Regular Meeting of August 7, 2007, as presented.
B. ADOPTION OF RESOLUTION NO. CRA 07 -920 — APPROVAL OF PAYMENT OF
BILLS
Adopted Resolution No. CRA 07 -920, a RESOLUTION OF THE REDEVELOPMENT
AGENCY OF THE CITY OF TEMPLE CITY ALLOWING CLAIMS AND DEMANDS IN
THE SUM OF $13,600.00 DEMAND NOS. 3439 THROUGH 3442.

7. PUBLIC COMMENTS
Linda Payne, President of Temple City Chamber of Commerce, commented that she was
very happy with the new group dealing with the Piazza. They have kept in touch with the
Chamber, have had a couple of meetings regarding what is going on and what is in the
future, and have designated a person to give updates for the Chamber to put in their
newsletter.
8. UPDATE FROM EXECUTIVE DIRECTOR
A. PIAZZA LAS TUNAS STATUS REPORT FROM A &W BUILDERS
Louie Aurelio, Senior Project Manager with A &W Builders, provided a status update
for week 6 of 12 for the first building submittal. The Project Design Team meeting
was held last week, with City staff attending. The project is in line with the
Development Agreement. Another Design Team meeting will be held this coming
Thursday. The construction documentation is in process while some design issues

are being addressed. The project presentation to the Council is scheduled for
September 4th. The submittal for the parking structure and the second submittal for
the civil plans are tentatively scheduled for the week of September 10, 2007, barring
any major changes on September 4th. The owner and developer shall be finalizing
the leasing broker approximately in the first half of September, and are currently
working with the Pegasus Group as the marketing arm for this project. This team is
working hard to move this project forward.
9. MATTERS FROM AGENCY MEMBERS — None
RECESS
At 7:50 p.m., the Agency Board recessed to the time of the Closed Session.
10. CLOSED SESSION
At 8:46 p.m., the Agency Board reconvened with all members present and recessed to a
closed session for the purpose stated below.
Purpose: Potential Litigation
Cases: One (1) — The Agency Counsel has recommended the Agency hold
a closed session regarding potential litigation based on existing facts
and circumstances not yet known to potential plaintiffs
Authority: Government Code Section 54956.9(b)1 and 54956.9(b)(3)(A)
Representatives: Executive Director /Agency Counsel
RECONVENE
At 9:09 p.m., the Community Redevelopment Agency reconvened with all members present.
CLOSED SESSION STATEMENT
Executive Director Martin stated that no action was taken.
11. ADJOURNMENT
The Community Redevelopment Agency Regular Meeting adjourned at 9:10 p.m.
