SUBJECT: PLANNING COMMISSION ACTIONS-MEETING OF AUGUST 23, 2016
RECOMMENDATION:
The City Council is requested to receive and file the Planning Commission
(Commission) actions from their meeting of August 23, 2016.
BACKGROUND:
On August 23, 2016, the Commission held their regularly scheduled meeting.
ANALYSIS:
The following is a summary of actions taken at the August 23, 2016 meeting:

2. CONSENT CALENDAR
The Commission approved the minutes from their regular meeting of August 9,
2016.
3. PUBLIC HEARING
A. A REQUEST FOR THE REVIEW AND APPROVAL OF TENTATIVE
PARCEL MAP NO 74031 FOR A FLAG LOT SUBDIVISION AND A MAJOR
SITE PLAN REVIEW LOCATED AT 4928 MCCLINTOCK AVENUE FOR
THE CONSTRUCTION OF TWO NEW SINGLE-FAMILY RESIDENCES ON
THE PROPERTY
The Commission approved a request for the approval of a tentative parcel
map for a flag lot subdivision and a major site plan review for the
construction of two new single-family residences on the property located at
4928 McClintock Avenue. The front parcel of 7,227 square feet includes a
3,031 square foot two-story five bedroom, four bathroom residence with an
attached three-car garage. The rear parcel (flag lot) will be 90 feet wide by
87 feet deep with a 2,654 square foot four bedroom, three-and-a-half
bathroom single-story residence with an attached two-car garage. The
property is located in the R-1 zone, and is designated as Low Density
Residential by the City's General Plan .
B. A MINOR SITE PLAN REVIEW FOR THE CONSTRUCTION OF A NEW
TWO-STORY SINGLE-FAMILY RESIDENCE, AND A CONDITIONAL USE
PERMIT FOR THE CONSTRUCTION OF A 600 SQUARE-FOOT
DETACHED POOL HOUSE WITH A THREE-QUARTER BATHROOM
LOCATED AT 6250 LOMA AVENUE
The Commission approved the construction of a new 3,830 square foot two-
story single-family residence and a 600 square-foot detached pool house
located at 6250 Lorna Avenue. The property includes a courtyard , an
attached two-car garage, an additional attached one-car garage, and a
putting green. The pool house will have a total floor area of 600 square feet
with a three-quarter bathroom and a 143 square foot patio cover. The
property is located in the R-1 zone, and is designated as Low Density
Residential by the City's General Plan.
C. A CONDITIONAL USE PERMIT LOCATED AT 5014 TEMPLE CITY
BOULEVARD FOR THE MODIFICATION OF AN EXISTING POOL HOUSE
TO ALLOW THE CONSTRUCTION OF A THREE-QUARTER BATH
WITHIN THE POOL HOUSE

The Commission continued the above request to September 27, 2016. The
property is located in the R-1 zone, and is designated as Low Density
Residential by the City's General Plan .
D. A TIME EXTENSION REQUEST FOR TENTATIVE PARCEL MAP NO.
69983 FOR A FLAG LOT SUBDIVISION LOCATED AT 4823 HE LEO
AVENUE . TENTATIVE PARCEL MAP NO. 69983 WAS ORIGINALLY
APPROVED BY THE PLANNING COMMISSION ON JULY 22 , 2008. THE
SUBJECT PROPERTY IS ZONED R-1
The Commission approved a request for a time extension for a tentative
parcel map for a flag lot subdivision located at 4823 Heleo Avenue that was
originally approved by the Planning Commission on July 22, 2008. The
development plans propose a two-story single-family residence for the front
lot and a one-story single-family residence for the flag lot. The property is
located in the R-1 zone, and is designated as Low Density Residential by the
City's General Plan.

7. UPDATE FROM THE PLANNI NG MANAGER
Plann ing Manager Reimers reminded the Planning Commission that the joint
meeting of the Planning Commission and the General Plan Advisory Committee
will take place August 30 in the Community Room located at Temple City City Hall
and that the proposed mixed use project at 5935 Temple City Boulevard is
scheduled for September 13.
8. ADJOURNMENT
The Commission meeting was adjourned at 8:50 p.m.

Approval of the Commission actions of August 23 , 2016 furthers the City's Strategic
Goals of Citizen Ed ucation and Communication.
FISCAL IMPACT:
This item does not have an impact on the Fiscal Year 2016-17 City Budget.
