Forbes , AICP , Community Development Director ~ By : Jennifer Venters , Planning Secretary SUBJECT: PLANNING COMMISSION ACTIONS -MEETING OF MARCH 14, 2017 RECOMMENDATION: The City Council is requested to receive a nd fil e the Planning Commission (Commiss ion) actions from their meeting of March 14, 2017 . BACKGROUND: On March 14 , 2017, th e Commission held their regularly scheduled meeting . ANALYSIS: The following is a s ummary of actions taken at the March 14, 2017 meeting : 1. ROLL CALL: Present: Commissioner -Cordes , Leung , O'Leary , Vice-Chair Marston , Chair Haddad Absent: Commissioner -Non e Excused : Commissioner -None City Council April 4 , 2017 Page 2 of 3 2 . CONSENT CALENDAR The Commission approved the minutes from their regular meeting of February 28, 2017 . 3. PUBLIC HEARING A. A MAJOR SITE PLAN REVIEW AND A TENTATIVE PARCEL MAP FOR A FOUR-UNIT RESIDENTIAL SUBDIVISION The Commission approved a tentative parcel map that was previously approved in June of 2014 , but had since expired . The project consists of four detach e d two-story condominium units, each with an attached two-c ar garage. The proj ect consists of two floor plans , the front units with 2 ,278 square feet of living area and the rear units with 2 ,273 square feet of l iving area . Both floor plans consist of four bedrooms and four bathrooms . The front units will have their front doors facing Noel Drive and the two rear units will have their front doors facing the driveway . The property is located in the R-3 zone, and is designated as High Density Residential by the City's General Plan . 4. UNFINISHED BUSINESS-None 5 . NEW BUSINESS-None 6 . COMMUNICATIONS-None 7 . UPDATE FROM THE PLANNING MANAGER Planning Manager Reimers announced that the City has received an application from the property owners of the Camellia Square proposing that an additional 25,000 square feet be conditionally allowable for food and drink establishments . He added that along with the application a traffic and parking study has been submitted , indicating that much of the traffic and parking demand would be met through valet parking . Secondly, Kanghodong Baekjeong (the Korean BBQ restaurant) will have their business hours reviewed by the City Council on April 4 ; on April 18 the City Council will review the Accessory Dwelling Unit ordinance and the Traffic Thresholds of Significance as recommended by the Commission . Lastly , he encouraged the Commission to visit the 28 residential unit development located on McCulloch and Live Oak Avenue which is under construction . 8 . ADJOURNMENT The Commission meeting was adjourned at 7 :59p .m. City Council April 4 , 2017 Page 3 of 3 CITY STRATEGIC GOALS: Reviewing the Commission actions of March 14, 2017, furthers the City 's Strategic Goals of Citizen Education and Communication . FISCAL IMPACT: This item does not have an impact on the Fiscal Year 2016-17 City Budget.
