SA-96, tentative and £inal map requests of FOUR OAKS PARK UNIT N0. 4
The preliminary map of Four Oaks Park was approved by the City Council
at its regular meeting held April 16� 1973. With regard to said approval,
a note by A11en Thorpe, City Clerk, states in part; "subject to possible
relocation oi 22 acre park (dedicated open space� and developer to do every-
thing possible to save trees (Palms etc.) on property". Jaek Johnson
Engineers Inc. has indicated to this oYfice that the three (3� mature trees
on the Unit No. 4 site will be saved.

for the construction plana.
It is recommended that the final map of Four Oaks Park Subdivision, Unit
No. 3 be approved aubject to the aubdivider paying the inspection fee, post-
ing the performance_bonds and aigning the aubdiviaion agreement and subject
to the signing of the construct�ion plana by the City Engineer.

TAX ESTIMATES: If trie subdivider is unable to give you the current tax information
for your house and lot, you may epproximate your taxes sa Pollows:
Take 25�, of the salea price, divide by 100, and then multiply by the total tax
rate. The tax rate for the 1975-76 fiscal year is $10.82. The tax rate and essessed
valuation may change in subsequent years. For example, any bonded debt or special
district assessment approved after the above tax rate had been set could increase the
future rate.
GEOLOGIC CONDITION3: The Uniform Building Code, Chapter 70, provides for local
building officials to exercise preventive measures during grading to eliminate or
minimize damage from geologic hazards euch as landalides, fault movements, earthquake
shaking, rapid erosion or subsidence. This subdivision is located in nn area rrhere
some of these hazards may exiat. Some Califomia counties and cities have adopted
ordinances that may or may not be as efPective in the control of grading and site
preparation .
Purchasers should discuss with the developer, the developer's engineer, the
engineering geologist, and the local building officials to determine if the above-
mentioned hazards have been considered and if there hae been adequate compliance with
Chapter 70 or an equivalent or more atringent grading ordinance dvring the construction
of this subdivision.
