SUBJECT: PLANNING COMMISSION AC T IONS -MEETING OF MAY 9, 2017
RECOMMENDATION :

BACKGROUND:
On May 9 , 2017 , the Comm iss ion held their regularly scheduled meeting .
ANALYS IS :
The following is a summary of actions taken at the May 9 , 2017 meeting:

2 . CONSENT CALENDAR
The Commission approved the minutes from their regular meeting of March 14,
2017 , and the remuneration of resolution numbers 13-2371 PC and 12 -2362PC.
3. PUBLIC HEARING
A. A REQUEST FOR THE REVIEW AND APPROVAL OF TENTATIVE
PARCEL MAP NO. 74671 FOR A FLAG LOT SUBDIVISION AND A MAJOR
SITE PLAN REVIEW FOR THE CONSTRUCTION OF TWO NEW SINGLE-
FAMILY RESIDENCES ON THE PROPERTY
The Commiss ion approved a tentative parcel map and major site plan review
located at 6122 Sultana Avenue for two new single-family residences . The
front parcel will be approximately 62 .5 feet wide and 124 feet deep with a
land area of approximately 7 ,731 square feet. The rear parcel (flag lot) will
be approximate ly 137 .5 feet wide and 59 .5 feet deep with a land area of
approximately 8,21 0 square feet. The new residence proposed for t he front
parcel will be a two-story house with an attached two-car garage and an
attached one-car garage , containing a living area of 3 ,204 squa re feet with
four bedrooms and f ive bathrooms . The new residence proposed for the f lag
lot will be a s i ngle -story residence with an attached two-car garage ,
containing a living area of 3 ,646 square feet with four bedrooms and four-
and-a-half bathrooms . The property is located in the R-1 zone , and is
designated as Low Density Residential by the City's General Plan .
B. ZONING CODE AMENDMENT. THE PROPOSED ORDINANCE WOULD
AMEND THE TEMPLE CITY MUNICIPAL CODE (TCMC) TITLE 9 ,
CHAPTER 1 (ZONING CODE) TO MODIFY REGULATIONS PERTAINING
TO ACCESSORY DWELLING UNITS AND ADMINISTRATIVE CHANGES
TO TITLE 5 AND 9 OF THE TCMC TO CARRY OUT THE PROVISIONS OF
THIS AMENDMENT
The Commission recommended that the City Council adopt the proposed
Ordinance regard ing Accessory Dwelling Units (ADU) with the f ollowing
recommendations : to limit the number of accessory structures to one per lot,
allow lots with a main house that is less than 1 ,280 square feet to construct
an ADU up to 640 square feet in size , require a 1 0-foot rear yard setback,
and increase the maxi mum allowed height for an ADU to 18 feet. Adoption
of the proposed ordinance wou ld bri ng the City into comp li ance with
Assembly Bill 2299 and Senate Bill 1069.

7 . UPDATE FROM THE PLANNING MANAGER
Planning Manager Reimers updated the Commission that the City Council had
approved the Traffic Thresholds of Significance and allowed Kang Ho Dong
Baekjeong (the Korean BBQ restaurant) to retain their current business hours. He
also stated that additional square footage to conditionally allow restaurants at the
Camellia Square will be brought forth to the Commission for consideration . Lastly ,
he spoke of a housing project located at 6343-6359 Rosemead Boulevard . The
site , currently a hotel located in the unin corporated area is proposing to house the
homeless. Project manager, M iche ll e Bush should be contacted for further
information .

The Commission meeting was adjourned at 8 :43 p.m .
