Forbes , AICP , Community Development Director ~L­ By : Hesty Liu , AICP , Associate Planner SUBJECT: FINAL SUBDIVISION MAP APPROVAL FOR PARCEL MAP NO. 71537, A THREE-UNIT CONDOMINIUM SUBDIVISION AT 9619 BROADWAY RECOMMENDATION: The City Council is requested to : 1. Receive Final Parcel Map No . 71537 2 . Approve the final subdivision map for Parcel Map No . 71537 (Attac hment "A"); and 3. Authorize the City Clerk to certify Parcel Map No . 71537 . BACKGROUND: 1. On July 26 , 2011 , Tentative Parcel Map No. 71537 was approved by the Planning Commission at a public hearing . The approval granted an in itial life of two years with the expiration date set as July 26 , 2013 . 2 . The passage of AB 116 legis latively extended the expiration of the tentat ive map to July 26 , 2015 . 3. On June 23, 2015 , the Planning Commission granted an one-year time extension for the tentative map . The time extension reset the expiration to July 26 , 2016. 4. On Ju ly 12 , 2016 , the Planning Commission granted another one -year time extension for the tentative map. The time extension reset the expiration to July 26 , 2017 . City Counc il June 6 , 20 17 Page 2 of 2 5. On January 1, 201 7, the City 's Eng ineering Division concluded its review and certified the final map . 6 . On February 28 , 2017 , the Los Angeles County Fire Department issued approval for the final map . ANALYSIS: The tentative parcel map is prepared for a condominium subdivision with three detached dwelling units . The map was approved based on the conclusion that the subdivision would be consistent with the General Plan and Zoning Code . The City Engineer has certified the final map based on its mathematic al accuracy, its consistency with the approved tentative map , and its consistency with the provisions of City 's Subd iv ision Code. The City Attorney has reviewed and approved the Covenant, Conditi ons , and Restrict ions . The Los Angeles County Fire Department also reviewed and approved the final map . With the finding tha t the project has fulfilled the conditions of approval requirE1d for the fi nal map , staff requests that the City Council approve the f inal map . Approving the final map will allow the developer to finalize the subdivision so that building permits can be issued for the three condominium dwelling units . CITY STRATEGIC GOALS: Approva l of final Parcel Ma p No . 71537 will further the City 's Strateg ic Goal of Economic Development.
