Gonzalez, Village Mana Date: August 10, 2021 ++ I Subject: Recent Actions - 10185 Collins AvenIe (Plaza of Bal Harbour Condominium) The purpose of this Letter to Council is to inform you of recent actions taken by the Building Official at the Plaza of Bal Harbour Condominium (Plaza). As you know, on July 2, 2021, the Building Official, as part of his review of the Village's building inventory, sent a courtesy notice advising the building of their required adherence to Miami - Dade County Code Chapter 8-11(f). This letter also reminded them that their 40 -year recertification is overdue. In addition, the Building Official and I conducted a field visit of the building on June 30, 2021. As a result of this assessment, the Building Official has been in communication with the condominium's hired structural engineer, who has been engaged to lead their recertification process. The Building Official requested a letter indicating that structure is safe for continuous use and occupancy while the repairs are being performed. Currently, the Plaza has a permit to replace roof top a/c units and structural support stands and due to the lack of a letter from the engineer deeming the structure safe, the Building Official requested a letter on August 9, 2021 from the engineer stating that they will halt the installation of the roof top a/c units (RTUS). The Engineer provided the letter via email stating that they will not erect the Roof Tops A/C units (RTUS) until the damaged columns in the parking garage have been repaired or shored to the satisfaction of the engineer and the Building Official. The installation of the supports for the RTUS will continue in accordance with the permitted drawings. An application for permit for the emergency structural repairs were submitted to the Building Department on August 9, 2021. Notwithstanding, a Notice of Violation was issued to the Plaza on August 10, 2021 for an Unsafe Structure as the building is in violation of Miami -Dade County Code. The Building Official will continue to work with the Plaza and its representatives in order to ensure the safety and welfare of the residents. The Notice of Violation is attached for your information and reference.
