AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, ACCEPTING AND APPROVING
THE FINAL PLAT OF DEL CERRO SUBDIVISION, SECTION EIGHT, A SUBDIVISION OF THE
CITY OF JEFFERSON, MISSOURI.
WHEREAS, Del Cerro, LLC, owner of the real estate hereinafter described, having
submitted to the City Council a plat of said real estate, being located in Jefferson City, Cole
County, Missouri, and more particularly described as follows:
A tract of land situated in and being part of the northeast quarter of Section 20, Township
44 North, Range 11 West; a part of Outlot #111 of the City of Jefferson, Missouri; and part of a
tract of land described by deed recorded in Book 116, Page 161 of the records of Cole County,
Missouri; said tract of land more particularly described as follows: Commencing at the northeast
corner of Out Lot #111 of the City of Jefferson, Missouri; thence N34 058'25"E, 15.00 feet to the
centerline of an alley vacated by the City of Jefferson, by Ordinance #9205 recorded in Book 331,
Page 738 of the records of Cole County, Missouri; thence N54 057'10"W, along said centerline,
546.31 feet to the northeast corner of Lot 116, Del Cerro Subdivision Section IV, recorded in Book
11, Page 865 of the records of Cole County, Missouri; thence S35 019'25"W, along the easterly line
of said Lot 116, 142.95 feet to the southeast corner of said Lot 116, said point also being on the
northerly right of way line of Del Cerro Drive; thence S46 052'37"E, along the long chord of curve,
78.71 feet; thence S51°02'03"W, to a point on the southerly side of said right of way, 60.00 feet, to
the northeast corner of Lot 123 of said Section IV; thence S52 049'35"W, along the easterly line of
said Lot 123, 205.27 feet to the southeast corner of said lot of said Section IV, and the POINT OF
• BEGINNING for this description, said point of also being the northwest corner of Lot 124 of Del
Cerro Subdivision Section V, recorded in Book 12, Page 129 of the records of Cole County,
Missouri; thence along the westerly line of said Section V, S09 007'50"E, 220.75 feet to the
northwest corner of Lot 128 of said Section V; thence S40 05721"W, 153.84 feet to the northwest
corner of Lot 141 Del Cerro Subdivision Section VI, recorded in Book 12, Page 217 of the records
of Cole County, Missouri; thence continuing S40°57'21"W along the westerly line of said Section
VI, 454.23 feet to the southwest corner of said Section VI, said point also being the northeast
corner of Lot 85, Del Cerro Subdivision Section II, recorded in Book 11, Page 134, of the records
of Cole County, Missouri, thence N55 023'10"W, along the northerly line of said Section II, 495.00
feet; thence N34 036'50"E, leaving said line of Section II along the easterly line of Del Cerro
Subdivision Section III, recorded in Book 11, Page 243 of the records of Cole County, Missouri,
249.83 feet to the southeast corner of Lot 106 of said Section III; thence N40 034'45"E, along said
line of Section III, 388.56 feet to the southeast corner of Lot 102 of said Section III; thence
N15 010'00"E, along said line of Section III, 129.33 feet to the southeast corner of Lot 101 of said
Section III; thence S56 009'46"E, along the southerly line of said Section IV, 412.24 feet to the
POINT OF BEGINNING. Containing 8.85 acres more or less.
WHEREAS, it appearing that said plat has been fully and properly signed and accepted by
the owner of said subdivision, known and referred to as the Plat of Del Cerro Subdivision, Section
Eight, that all taxes have been paid, and that in all respects the requirements of Chapter 445,
RSMo, entitled "Plats" have been fully complied with by the owner of said subdivision, and that in
all respects the requirements of the Planning and Zoning Commission of the City of Jefferson,
Missouri, relating to plats and subdivisions have been complied with.

NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON,
• MISSOURI, AS FOLLOWS:
SECTION 1. That the plat of Del Cerro Subdivision, Section Eight, lying, being and
situated within the corporate limits of the City of Jefferson, Missouri, as shown by the said plat
attached hereto and made a part of this ordinance, is hereby approved and accepted by the City
Council of the City of Jefferson, Missouri.
SECTION 2. The Mayor and City Clerk are hereby authorized and directed to endorse
acceptance of said plat hereon and to certify the approval of said plat under the seal of the City of
Jefferson.
SECTION 3. This ordinance shall be in full force and effect from and after the date of its
passage and approval.

Case No.P07009=Final Subdivision Plat of Del Cerro Subdivision, Section Eight. Application filed by
Del Cerro, LLC, property owner, for a final plat of 8.85 acres on land zoned RS-3 Single Family Residential.
This proposed final plat includes 16 single family lots. The property is located on La Brisas Drive off of Bald
Hill Road approximately 500 feet south of El Dorado Drive and is described as a part of the northeast quarter of
Section,20, Township 44 North, Range 11 West, Jefferson City, Cole County, Missouri. (S & V Consultants,
Inc.,Roger Verslues, P.E., Consultant)
Background
The preliminary plat for Del Cerro Subdivision was originally approved on October 12'h, 1978. A revised
preliminary plat that includes Section 8 was approved on February 8h, 1996. Section 8 is the final section to be
platted in Del Cerro Subdivision.
Description of Proposed Plat
Zoning: RS-3 Single Family Residential
Size of Property: 8.85 acres
Number of Lots: 16 lots
• Lot Sizes and Widths: Proposed lots range in size from 16,552 to 25,700 square feet and all lots exceed the
minimum size required in the RS-3 Single Family zoning district of 8,000 square feet. A 25'front setback line is
shown along Las Brisas Court. All lots meet the minimum required lot width of 70 feet in an RS-3 zoning
district and all cul-de-sac lots meet the minimum street frontage requirement of 35 feet.
Streets: Access to the lots will be from Las Brisas Court. Las Brisas Court is shown with a right of way width
of 60 feet and a cul-de-sac radius of 50 feet.
Public Improvement Plans:Please refer to the Engineering staff report for information on the status of public
improvement plans for streets, sanitary sewers, sidewalks, street lights, and storm drainage.
Staff Recommendation
The proposed final plat closely conforms to the preliminary plat and staff recommends approval of the final plat
with the following condition:
1. Compliance with the recommendations and technical corrections of the Engineering Division.

Brisas Court (RS-3)
COMMENTS-
Staff of the Engineering Division have completed a technical review of the final plat submitted by S&V
Consultants, Inc. The following comments are regarding this review;
Final Plat
* Most technical comments have been addressed by the consultant. Minor revisions are still
necessary.
Infrastructure
• * Infrastructure exists in the vicinity to serve the subdivision. New infrastructure proposed
includes, streets, sidewalk, storm sewers,lighting, fire hydrants,utilities and sanitary sewer
mains.
* Most technical corrections to the infrastructure plans have been made and the plans are nearly in
approvable form.
Storm Water/Erosion Control
* Enclosed systems are proposed to intercept drainage within the subdivision, in accordance with
City Standards.
* Permanent erosion control measures are included at outlets of the enclosed systems.
* Storm water detention has already been constructed downstream of this section of the
subdivision.
* The site has proposed adequate temporary erosion control measures, including a granular
entrance, silt fence, ditch checks,temporary slope drains, and sediment basins.
* No easements are needed outside the platted area.

Sanitary Sewer
* The development is served by sanitary sewer. Sanitary sewer mains will be extended to serve all
lots, in accordance with City Standards.
Sidewalk
* Sidewalk will be constructed along Las Brisas Court on one(1) side as required by City
Standards.
Streets/Traffic Impact
* Las Brisas Court is proposed as thirty-five(35) feet wide. This width allows for parking on both
sides of the street.
* Access to the proposed subdivision will be from Bald Hill Road.
* Estimated trip generation rates for a single family residential subdivision would be about ten(10)
vehicle trips per home per day. Trip generation for sixteen(16)proposed lots would then be
about 160 trips per day for this section of the subdivision.
Fire Hydrants/Street Lights
* Facilities are proposed for the subdivision as required.

ENGINEERING STAFF RECOMMENDATION-
A recommendation of approval, subject to Engineering Staff technical comments being addressed on
the infrastructure plans and final plat.
