Guests present : Cynthia Bingham, Ned Chatelain , Noelle Humphries ( POAH ), Rick Fenuccio (Architect, Brown;
Lindquist, Fenuccio & Raber), Jack Murphy
1 . Meeting called to order at 6 : 05 .
2 . Brewster Woods Project ( POAH & HAC) :
a . Project is in the 40B approval process; next step is applying for tax credits ( Spring, 2018 ) ; target
to close in fall of 2018 ;
b . POAH is the same management company as King' s Landing; provides full-time property
management
c. Site 5 . 8 acres , 30 affordable units, 1 unit for maintenance on site and 1 market rate rental unit; 3
handicap accessible ( 1, 2, 3 BR ) ; design includes a community garden , recreation room with
kitchen .
d . Affordability — 1 bedroom - $ 802, 2 bedroom - $ 943 .
e . Questions from abutters of the property regarding unit occupancy limits ( determined per
bedroom ) ; light pollution ( "downlighting LED, no light spillover) , noise reduction ( coding for
insulation and windows should reduce ambient noise ) .
3 . Committee Officer Elections — Steve Seaver, Chairperson ; Lisa Forhan Clerk/Secretary .
4 . Approval of Minutes of prior meeting as submitted .
5 . BHP Membership : discussion of number of members/terms; increasing membership to include Vanessa ,
Allan and Ned as alternates .
6 . Housing Coordinator — Jill scalise has been hired effective July 241H
7 . Housing Production Plan — approved by Board of Selectmen
8 . Accessory Dwelling By-laws : Ned met with Stephanie Cox from Smarter Cape Cod ; will invite her to attend
a future BHP meeting .
9 . CPC — No update .
10 . Cape Cod Commission Study : presented at One Cape , Vanessa will send link; new committee/task force
created .
11 . Brewster Vision Update : Housing identified as a priority of focus groups ; summary paper forthcoming.
12 . Brewster Landing — discussion of concerns that the affordable units are being completed later than the
others; Diane will research and Cindy will bring more information .
Meeting adjourned at 7 : 21 . Next meeting September 20 ( no August meeting) .
