WHEREAS, a Application for a Conditional Use Permit was received
from Darle Helmer for a Wrecking Yard at 249 Minnesota Avenue, Beaumont
and E.I.R. # 131 was filed; and
WHEREAS, a Public Hearing was duly held on the application at which
time no one was p esent to speak in opposition and no comments were received
on E.I.R. 131 as dvertised; and
WHEREAS, it was determined that the Wrecking Yard has been in
existence for som years;
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission does
recommend the granting of a Conditional Use Permit for the Wrecking Yard
at 249 Minnesota Avenue, subject to the following:
1. Entire area to be fenced with fencing to be kept in good condition.
2. All items to be contained within the fenced area.

Public Hearing was opened on Application for Conditional Use Permit for Carl Rollf
of Hill House, Inc. to have a foster home for boys in Residential zone,
1169 Chestnut Avenue. Attorney Rodney L. Walker was present to represent the
property owners in the area. Attorney Walker voiced an objection to Notice as
published. Meeting was adjourned to be rescheduled for April 27, 1978 after
obtaining a decision on proper posting of purlishing of Notices from City Attorney.

Secretary was requested to check on the numbering of Resolution #10.
Public Hearing was helld on E.I.R. 157, Mobile Home Rental Park proposed for Western Kno
by A. C. Nejedly and John C. Beers, Inc. No comments were received and a Negative
Declaration was ordered to be filed.
Public Hearin g was held on E.I.R. 158, Freeway Motor Sales proposed sales lot
to be located at 1462 (East Sixth Street. No comments were received and a Negative
Declaration was ordered to be filed.
Public Hearing was held on E.I.R. 159, Elmwood Tract Subdivision request for
Variance. No comments were received and a Negative Declaration was ordered to be
filed.
Larry Lansing represented Mr. John Livacich at public hearing on application for
Variance for setback from 25 feet to 19 feet.
Motion was made by Mrs. Blanche Fries and seconded by Mr. LeRoy Livingston
to approve application for a Variance as submitted with the following provisions:
That a six foot block wall be installed to within 19 feet of the south
boundary of Elmwood Tract running east and west, with an option to put
a six foot wall on the Northerly boundary side.
AYES 3; NOES 0; Mr!,. Davis ABSTAINED. Motion carried.
Mr.Simoff presented a request for a lot split for Lot 1, Block 194.
Motion was made by Mr. LeRoy Livingston and seconded by Mrs. Blanche Fries to
table consideration to the next meeting for further study.

/Public Hearing was hel& on application'of Freeway Motor Sales for Conditional
Use Permit for sales lo$ to be located at 1462 E. 6th Street.
No one was present to speak in opposition
Motion was made by Mr. (LeRoy Livingston and seconded by Mr. Ed Gaines to continue
consideration to the nett meeting for further information and more detailed
drawings to show location of parkingg, buildings, lights etc.
AYES 3; NOES 2 Motion carried.
Lot Split for property located at 901 E. 14th Street between Michigan Avenue and
/Palm as submitted by Raoa Simoff was considered.
Motion was made by Mr. LeRoy Livingston and seconded by Mrs Blanche Fries
to deny Lot Split.
AYES 0; NOES 5; Motion lost.
Motion was made by Mr. Bill Bebee and seconded by Mr. LeRoy Livingston to check
with City Attorney to see what can be done to clarify stand on dedication of
future street site.
AYES 5; NOES 0; Motion carried.
Public Hearing was held on application for Variance for front set back to 5 ft.
as requested by A. C. Rejedly for Mobile Home Park on Western Knolls.
No one was present to speak in opposition.
Motion was made by Mr. LeRoy Livingston and seconded by Mr. Ed Gaines to grant
Variance as requested for 5 foot set back in fron:of lot and 10 feet set back in rear.
AYES 4; NOES 1 (Joe 'Davis). Motion carried. Resolution 1978 -23
Mr. Ter Best of County 'planning Department met with Commission and discussed
ordinances and services available from the County Office in working with the
local Commission.

WHEREAS, a public hearing was duly'held on said application on
July 27, 1978 at which time no one was present to speak in opposition;
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission does
1hereby recommend Variance as requested to -permit 5 foot setback on front
of lot and 10 foot setback on rear of lot.
