Beaumont Planning Commission
May 6,1997
Meeting called to Order at 6:04 p.m.
Roll Call: All Present.
Affidavit of Posting.
Pledge of Allegiance to the Flag.
Approval of Minutes for the special Meeting of the Planning Commission held April 1,
1997.
Motion by Commissioner DeForge, Seconded by Commissioner Dressel to approve the
minutes from April 1, 1997 as presented. Vote: 5/0.
2. Oral Communication: None.
3. Director's Report.
Public Hearings: Open at 6:07 p.m.
4. Tentative Tract May No. 23646, Zone ChanSe No. 97 -RZ -1 and Negative Declaration
No 97 -ND -1, consideration of a request to subdivide a 40.1 acre site for the purpose of
creating a seniors/retirement community with 220 residential lots and associated recreational
facilities. The project would provide for gated entries and would be served by a system of
private streets, with parcel sizes ranging from 4,000 square feet to approximately 6,000
square feet. The subject property is located north of Cougar Way, at the terminus of Palm
Avenue. Applicant: Raymond Spehar.
Planning Director Ernie Egger presented the Staff report, a copy of which is on file with in the
Planning Department at City Hall. Mr. Egger indicated that due to prolonged delays bt the applicant,
this item would not be ready for consideration in the near future.
Motion by Commissioner Frisch, Seconded by Commieeioner Davis to remove this item from the
calendar and reschedule and renotice when the project is in a condidtion to move forward.
Scheduled Matters:
5. Valley Mobile Home Community - Request for Modification of Operational
Parameters, consideration of a request to expand allowable uses from mobile homes to
include a limited number of recreational vehicles in an existing facility located at 1444
Michigan Avenue. Applicant: Marge Gordon.
Planning Director Ernie Eggar presented the staff report, a copy of which is on file at the City
Hall office.
Marge Gordon addressed the commission and resonded to questions.
Motion by Commissioner Davis, Seconded by Commissioner DeForge, to approve with
Condition #7 added to the Conditions of Approval, a copy of which is on file with the
Planning Department at City Hall. Vote: 5/0.
