Beaumont Planning Commission
July 7, 1998
Call to order: 6:05 P.M. Place: Beaumont Council Chambers
Roll Call: Chairman Salinas, Commissioner DeForge, and Commissioner Davis were
all present. Commissioner Dressell and Commissioner Frisch were
excused.
Affidavit of Posting.
Pledge of Allegiance.
1. Approval of minutes from the Regular Meeting of June 2, 1998.
Motion by Commissioner DeForge, Seconded by Commissioner Davis to approve the minutes as
presented. Vote 3/0.
2. Director's Report.
Ernie Egger gave a status report on the Oak Valley Project and the Willow Springs Project.
3. Oral Communications. None.
4. Scheduled Matters:
Nelson Chung — Applicant spoke in favor of all three items.
Resident of the City spoke in reference to current landscape issues on Palm & 14th Street as
well as stop sign additions in that area. Speaker failed to give her name and address for the
record.
a. Tentative Tract Map No. 28839 and Negative Declaration No. 97- ND -05,
consideration of a request for the subdivision of a 9.46 acre site into 54 lots for
single - family residential homes. The subject property is located on the west side
of Palm Avenue, between Fourteenth Street and Cougar Way and would result in
the extension of Cedar View Drive and Canyon Crest Road to the west of Palm
Avenue. The project involves the development of residential lots with a
minimum size of 5,250 square feet. Applicant: Pinehurst LLC.
Recommendation: Staff recommends the Planning Commission recommend to the
City Council approval of Tentative Tract Map No. 28839 and Adoption of Negative
Declaration No. 97 -ND -5.

Clerks office.
A motion was offered by commissioner Davis and Seconded by Commissioner DeForge to
approve as recommended. Vote: 3/0.
b. Tentative Tract Map No. 28840 and Negative Declaration No. 97- ND -06,
consideration of a request for the subdivision of a 5.01 acre site into 29 lots for
single - family residential homes. The subject property is located on the west side
of Palm Avenue, between Fourteenth Street and Cougar Way and would result in
the extension of Cedar View Drive and Canyon Crest Road to the west of Palm
Avenue. The project involves the development of residential lots with a
minimum size of 5,500 square feet. Applicant: Pinehurst LLC.
Recommendation: Staff recommends the Planning Commission recommend to the
City Council approval of Tentative Tract Map No. 28840 and Adoption of Negative
Declaration No. 97 -ND -6.

C. Tentative Tract Map No. 28841 and Negative Declaration No. 97- ND -07,
consideration of a request for the subdivision of a 5.2 acre site into 24 lots for
single - family residential homes. The subject property is located on the west side
of Palm Avenue, between Fourteenth Street and Cougar Way, along the northerly
edge of the SCE power line easement. The project involves the development of
residential lots with a minimum size of 5,200 square feet. Applicant: Pinehurst
LLC.
Recommendation: Staff recommends the Planning Commission recommend to the
City Council approval of Tentative Tract Map No. 28841 and Adoption of Negative
Declaration No. 97 -ND -7.
