HomeMy Public PortalAboutResolution 2019-07-03 Approving EMF 12 Final Plan and Final Plat TOWN OF FRASER RESOLUTION NO. 2019-07-03 A RESOLUTION APPROVING EAST MOUNTAIN FILING 12 (EMF12) - FINAL PLANNED DEVELOPMENT PLAN (FINAL PLAN) AND FINAL PLAT (PLANNING AREA 11E) RENDEZVOUS PLANNED DEVELOPMENT DISTRICT, SITUATED IN SECTION 28, TOWNSHIP 1 SOUTH, RANGE 75 WEST OF THE 6TH P.M., TOWN OF FRASER, GRAND COUNTY, COLORADO At the special meeting of the Fraser Planning Commission held on June 12, 2019, Rendezvous Colorado, LLC requested a recommendation of approval for a Final Planned Development Plan (Final Plan) and Final Plat for East Mountain Filing 12; and WHEREAS, Rendezvous Colorado LLC is the current owner of the property; and WHEREAS, Rendezvous Colorado LLC is requesting Final Plan and Final Plat approval which would create 54 single family attached home sites on 9 acres; and WHEREAS, Staff has determined that this application is in compliance with the Land Development Code of the Town of Fraser; and WHEREAS, the Fraser Planning Commission approved Planning Commission Resolution 2019-08-06-01, recommending approval of the Final Plan and Final Plat for EMF12 with conditions. NOW THEREFORE BE IT RESOLVED BY THE BOARD OF TRUSTEES OF THE TOWN OF FRASER, COLORADO THAT THE TOWN BOARD HEREBY APPROVES THE FINAL PLAN AND FINAL PLAT FOR EMF12 WITH THE FOLLOWING CONDITIONS: 1. Final Plan, sheet 2, 3, 4 and 5 of 5 references an "existing easement(s)." Please add Reception # of existing easement to Final Plan and Final Plat. 2. Applicant shall provide necessary conveyance and legal access documents for shrine/cemetery tract for review and approval. See Rod McGowan's email dated May 29, 2019 and revise documentation accordingly. 3. Address all engineering comments in the Bowman Consulting memo dated June 7, 2019 and revise documentation accordingly. 4. Provide all final plat documents necessary for each final plat recordation, including, but not limited to complete Subdivision Improvement Agreement (SIA) with Engineers Cost Estimate for each phase, and provide 911 address mylar and digital files of plat. 5. Final documents to be reviewed and approved by Town Engineer and Town Attorney. 6. Pay all applicable fees. 7. Town Board approves variance request#3. APPROVED AND ADOPTED THIS 3rd DAY OF July, 2019.
