CITY OF MEDINA
RESOLUTION NO.2010-31
RESOLUTION GRANTING APPROVAL OF A LOT COMBINATION TO
DAN AND ELIZABETH STRAND FOR PROPERTY AT 1985 HAMEL ROAD
WHEREAS, the city of Medina (the "City") is a municipal corporation, organized and
existing under the laws of Minnesota; and
WHEREAS, Dan Strand and Elizabeth Strand, husband and wife, (the "Applicants") are
the owners of certain property located at 1985 Hamel Road, which is legally described as Lot 7,
Block 1, French Ridge, Hennepin County, Minnesota (hereafter "Lot 7"); and
WHEREAS, Harold Laurent is the owner of certain property generally located south of
Hamel Road and east of Lot 7, which is legally described as Outlot A, French Ridge, Hennepin
County, Minnesota (hereafter "Outlot A"); and
WHEREAS, the Applicants have requested approval from the City to combine Lot 7 and
Outlot A into a single lot; and
WHEREAS, on May 4, 2010, the city council reviewed the proposed lot combination for
conformance with City ordinances and heard comments from interested parties.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE
CITY OF MEDINA, MINNESOTA, that approval be granted to the Applicants for the
proposed lot combination, subject to the following terms and conditions:
(1) The Applicants shall grant drainage and utility easements over the eastern 10 feet of the
proposed lot;
(2) The Applicants shall grant drainage and utility easements over the 30-foot wide portion of
the proposed lot;
(3)
The Applicants shall meet the requirements of the City Attorney with regards to title
documentation and procedures for recording documents with Hennepin County;
(4) The Applicants shall record necessary documents with Hennepin County in order to carry
through with the lot combination within 180 days or this approval shall be considered void,
unless a written request for time extension is submitted by the applicant and approved by
the City Council; and

(5) The Applicants shall pay to the City a fee in an amount sufficient to reimburse the City for
the cost of reviewing the lot combination and reviewing and preparing related documents.

The motion for the adoption of the foregoing resolution was duly seconded by member Johnson
and upon vote being taken thereon, the following voted in favor thereof:
Weir, Johnson, Crosby, Siitari
And the following voted against same: (Absent: Smith)
None
Whereupon said resolution was declared duly passed and adopted.
