AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, APPROVING A SPECIAL
EXCEPTION USE PERMIT FOR CONSTRUCTION OF A SUPERSTORE/BIG BOX RETAIL
DEVELOPMENT UPON 35.5 ACRES OF LAND TO BE ADDRESSED AS 401 CITY VIEW
DRIVE, DESCRIBED AS PART OF THE SOUTHWEST QUARTER OF THE SOUTHEAST
QUARTER OF SECTION 22, TOWNSHIP 44 NORTH, RANGE 11 WEST, JEFFERSON CITY,
COLE COUNTY, MISSOURI.
WHEREAS, Donald H. and Velma R. Renkemeyer, Richard E. and Barbara Ann Crader
and the Missouri Department of Transportation, owners of the real estate hereinafter described,
having submitted an application for a Special Exception Use Permit for construction of a
Superstore/Big Box Retail Development, for the land described as follows:

complied with,as said property owners submitted to the Planning and Zoning Commission and City
Council an application and site plan for a Special Exception Use Permit for the above referenced
property.
NOW,THEREFORE,BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON,
MISSOURI, AS FOLLOWS:

SECTION 1. The Special Exception Use Permit Application, oronosed site plan and
exhibits prepared by Crawford. Murphy and Tilly, Inc., Central Missouri Professional
Services. and Boice. Raldl, Rhea, Architects. on file as Case No. P060918 in the Jefferson
City Planning Division are hereby approved for the site described above, subject to the
modifications described In Section 2.

SECTION 2. The Principal land uses and Improvements shall be as depicted In the
Special Exception Use Application and on plans and exhibits referenced in Section 1 above.
subiect to the following conditions:
(1) Revised Site Plan incorporating a reduction in parking spaces from 1.016 to
970 based on calculated building usage areas as depicted on Exhibit A:
(2) Landscaping. Screening and Buffervard Plan.
A. Interior landscaping plan shall be as shown on Exhibit B. or maybe
modified as determined by the landscape architect.At minimum. 350/0
of the paved areas shall be shaded upon tree maturity. Interior
landscaping shall be Irrigated. Landscaping around the perimeter of
the site, including bufferyard maybe Irrigated, as determined by the
landscape architect.
• B. Screening at the rear of the building shall be by deciduous trees as
shown on Exhibit B. Additional screening by everareen trees shall be
located around the outside perimeter of the stormwater detention
basin. Evergreen tree species shall be as determined by the landscape
architect.
C The final landscape design shall be approved by the City Council with
the advice of the Environmental Quality Commission.
