ORLEANS PLANNING BOARD
FEBRUARY 28,2017-Minutes
A meeting of the Orleans Planning Board was called to order at 7:00 p.m. in the Nauset Meeting Room at the
Orleans Town Hall. Present: Chairman: Charles Bechtold;Vice-Chairman:Andrea Reed; Clerk:
Thomas Johnson. Regular Members: Chet Crabtree and Steve Bornemeier. Planning Department Staff:
George Meservey;and Secretary:Karen Sharpless. Also Present: Patricia Fallender and Joy Cuming
(Architectural Review Committee). Absent: Associates: William Mone and Richard Hartmann, and Board
of Selectmen Liaison: Jon Fuller(Board of Selectmen).
SUBDIVISION PLAN -SETH &ALISON WILKINSON -40 &66 BAKER'S POND ROAD
Crabtree recused himself and left the room for this discussion.
Philip Scholomiti(Ryder&Wilcox)presented a Maintenance Agreement and Covenant signed by Seth&
Alison Wilkinson for property located at 40&66 Baker's Pond Road. Scholomiti stated that the appeal
period has elapsed,and the paperwork has been signed by the Town Clerk.
MOTION TO ENDORSE: On.a motion by Steve Bornemeier, seconded by Andrea Reed,the Board
voted to authorize the Planning Board Chairman to sign the Definitive Subdivision Plan for Seth&
Alison Wilkinson for property located at 40&66 Baker's Pond Road.
VOTE: 4-0-0 The motion passed unanimously.
PROPOSED ZONING AMENDMENTS
Architectural Review Committee
MOTION: On a motion by Andrea Reed,seconded by Thomas Johnson,the Board voted to forward
the Architectural Review Committee zoning article to the Board of Selectmen with a request to
include the article on the May town meeting warrant.
VOTE: 5-0-0 The motion passed unanimously.
Apartment Development
Planning Board members discussed language regarding downtown apartment development zoning to
be presented at a public hearing on March 21,2017.

PLANNING BOARD FEES
MOTION:.0n a motion by Andrea Reed, seconded by Chet Crabtree,the Board voted to maintain
the current Planning Board fee schedule.

VOTE: 5-0-0 The motion passed unanimously.

TOWN PLANNER UPDATE
MOTION: On a motion by Andrea Reed, seconded by Steve Bornemeier,the Board voted to cancel
the Planning Board meeting on March 14, 2017,and hold a special Planning Board meeting on
March 21,2017.
VOTE: 5-0-0 The motion passed unanimously.
ADJOURNMENT
MOTION: On a motion by Chet Crabtree,seconded by Thomas Johnson,the Board voted to
adjourn the Planning Board meeting at 8:00 p.m. .
VOTE: 5-0-0 The motion passed unanimously.
