AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, ACCEPTING AND APPROVING
THE FINAL PLAT OF MADELINE'S PARK NORTH SUBDIVISION, SECTION ONE, A
SUBDIVISION OF THE CITY OF JEFFERSON, MISSOURI.
WHEREAS, Capital City Construction, James A. Kleindienst and John D. Kleindienst,
Partners, owners of the real estate hereinafter described, having submitted to the City Council a
plat of said real estate, being located in Jefferson City, Cole County, Missouri, and more
particularly described as follows:
Part of the South Half of the Southwest Quarter of the Southeast Quarter of
Section 33, Township 45 North, Range 12 West, Cole County, Missouri being
part of that property described by deed of record in Book 419, page 861, Cole
County Recorder's Office, more particularly described as follows: From a point
on the south line of Section 33, Township 45 North, Range 12 West said point
being the northeast comer of Section 4, Township 44 North, Range 12 West;
thence along the south line of the aforesaid property described in Book 419, page
861, S88E26'31"W, along the Township Line, 52.92 feet to the POINT OF
BEGINNING for this description; thence continuing along the south line of the
aforesaid property described In Book 419, page 861, S88E26'31"W, along the
Township Line, 349.86 feet; thence leaving the south line of the aforesaid
property described in Book 419, page 861, N1E33'41"W, 159.98 feet; thence
S88E26'19"W, 13.34 feet; thence N1E46'28"W, 200.37 feet; thence
N88E13'32"E, 41.50 feet; thence N1E46'28W, 324.17 feet to the north line of the
South Half of the Southwest Quarter of the Southeast Quarter of said Section 33;
thence N88E21'27"E, along the north line of the South Half of the Southwest
Quarter of the Southeast Quarter of said Section 33, 340.00 41.50 feet; thence
leaving the north line of the South Half of the Southwest Quarter of the Southeast
Quarter of said Section 33, S1E46'28"E, 324.65 feet; thence S88E13'32"W, feet;
thence S1E46'28"E, 140.37 feet; thence N88E26'19"E, 23.42 feet; thence
S1 E33'41-E, 220.00 feet to the POINT OF BEGINNING. Containing 5.41 acres.
WHEREAS, it appearing that said plat has been fully and properly signed and accepted by
the owner of said subdivision, known and referred to as the Plat of Madeline's Park North
Subdivision, Section One, that all taxes have been paid, and that in all respects the requirements of
Chapter 445, RSMo, entitled "Plats" have been fully complied with by the owner of said subdivision,
and that in all respects the requirements of the Planning and Zoning Commission of the City of
Jefferson, Missouri, relating to plats and subdivisions have been complied with.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CiTY OF JEFFERSON,
MISSOURI, AS FOLLOWS:
SECTION 1. That the plat of Madeline's Park North Subdivision, Section One, lying, being
and situated within the corporate limits of the City of Jefferson, Missouri, as shown by the said plat
attached hereto and made a part of this ordinance, is hereby approved and accepted by the City
Council of the City of Jefferson, Missouri.

SECTION 2. The Mayor and City Clerk are hereby authorized and directed to endorse
acceptance of said plat hereon and to certify the approval of said plat under the seal of the City of
Jefferson.
SECTION 3, This ordinance shall be in full force and effect from and after the date of Its
passage and approval.

JEFFERSON CITY PLANNING AND ZONING COMMISSION

A. Revised Preliminary Plat of Madeline's Park Subdivision Section Two, and
B. Final Plat,Madeline's Park North,Section One. The property is approximately 1,000' north of N
Ten Mile Dr,with access via Madelines Park Circle, Application filed by Jim Klcindeinst/Capital City
Construction(Central Missouri Professional Services).
A.Revised Preliminary Plat of Madeline's Park Subdivision,Section Two
Background: The preliminary plat is comprised of 57 RS-2 zoned lots encompassing a total of 21.48 acres.
The preliminary plat was approved on April 13,2006 subject to completion of certain technical corrections.
Subdivision Name: The preliminary plat is proposed to be renamed from"Madeline's Park Subdivision Section
Two" to "Madeline's Park North" in order to reduce confusion since this new subdivision will be platted in
sections.
Street Names: Street names have been modified in response to concerns about similar street names in other
Cole County subdivisions.The new proposed street names have been reviewed by E-911 and Cole Countystaff
and found to be acceptable. Street names on the original preliminary plat were changed from Cole, Grant,
Madeline's Park and Kevin Lanes to Willow Springs,Hickory Grove,Hazelwood and Hillsboro Drives.
B.Proposed Final Plat for Madeline's Park North, Section One
Zoning: RS-2 Single Family Residential
Size of Property: 5.41 acres
Number of Lots: 14
Lot Sizes and Widths:Proposed lots range in size from 0.26 acres(11,325 sq ft)to 0.42 acres(18,295 sq ft)and
exceed the minimum size required in RS-2 of 10,000 sq ft for interior lots and 12,000 sq ft for comer lots. A 25'
front setback line is shown along all streets. All lots meet the minimum 80' width at the front setback line.
Streets: Access to the lots will be provided by a 682' northward extension of Madelines Park Circle and the
addition of an east-west cross-street approximately 160' from the south boundary of the proposed subdivision.
All streets are shown with a right-of-way width of 60'and pavement width of 28' to back of curb. Parking will
be allowed only on one side of ti:e street.
Sidewalks: 5' wide sidewalks are shown on one side of all streets, which meets minimum requirements for
sidewalk provision and exceeds the minimum width requirement of 4' for local streets.
Public Improvement Plans:Please refer to the Engineering staff report for information on the status of public
improvement plans for streets, sanitary sewers,sidewalks,street lights,and storm drainage.

Staff Recommendations
A. Revised Preliminary Plat.Accept proposed revisions to the Preliminary Plat, including
1. Subdivision name change from"Madeline's Park Subdivision Section Two"to"Madeline's Park
North"
2. Street name changes
B. Final Plat of Section One, The proposed final plat for Section One closely conforms to the preliminary plat
