PROPOSAL
The owner/applicant is requesting to subdivide one lot into two lots.
ANALYSIS
In 2004 the current owner of the property at 2 Beachwood Court recombined what had been two lots into one lot for
tax purposes. A single-family dwelling is on the property. The owner is now requesting to re-divide the property
into the two lots it used to be. The property is zoned PUD,Planned Unit Development.
This property is located in Oceanside Dunes. The total area of the property is 19,308 square feet. If this subdivision
request is approved the two lots would be 9,104 square feet and 10,204 square feet. The smaller lot would be vacant
and the larger lot would contain the existing single-family dwelling.
The area surrounding the property is primarily single-family residential. Below are the Recommended
Development Strategies outlined in the Comprehensive Plan for the North Beach Neighborhood Character Area.
This request meets the only applicable strategy.

Clerk of Council, and Planning&Zoning Manager.

The Planning Commission may require elevations or other engineering drawings covering the proposed
