AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, ACCEPTING AND APPROVING
THE FINAL PLAT OF THE TRAILS OF KAUFFMAN HILLS, SECTION TWO, A SUBDIVISION OF
THE CITY OF JEFFERSON, MISSOURI.
WHEREAS, Jerry and Melody Green and Tanya and Shanon Durham, owners of the real
estate hereinafter described, having submitted to the City Council a plat of said real estate, being
located in Jefferson City, Cole County, Missouri, and more particularly described as follows:
A Replat of Lot 12 and Lot 13 of the Trails of Kauffman Hills Section One, per
plat of record in Plat Book 12, page 504, Cole County Recorder's Office and part
of the Southwest Quarter of the Southwest Quarter of Section 9, Township 44
North, Range 12 West, In the City of Jefferson, Cole County, Missouri, more
particularly described as follows: BEGINNING at the most northeasterly corner of
Lot 8 of the Trails of Kauffman Hills Section One as per plat of record in Plat
Book 12, page 504, Cole County Recorder's Office, also being a point on the
north line of the Southwest Quarter of the Southwest Quarter of said Section 9;
thence N83°51'58"E, along the north line of the Southwest Quarter of the
Southwest Quarter of said Section 9, 682.92 feet to the northeast corner thereof;
thence S06 002'58"E, along the east line of the Southwest Quarter of the
• Southwest Quarter of said Section 9, 881.19 feet; thence S83°57'02"W, 289.62
feet; thence S89 003'07"W, 200.03 feet; thence N67 020'52"W, 41.21 feet to the
southeasterly comer of Lot 13 of the aforesaid The Trails of Kauffman Hills
Section One; thence continuing N67 020'52"W along the southerly line of said Lot
13, 118.71 feet to the southeasterly corner of Lot 12 of said The Trails of
Kauffman Hills Section One; thence along the boundary of said Lot 12 the
following courses: S70 030'30"W, 97.61 feet to the southwesterly corner thereof;
thence N30°42'57"W, 84.44 feet; thence on a curve to the right, having a radius
of 57.50 feet, an arc distance of 98.72 feet, the chord of said curve being
N18°28'08"E, 87.03 feet; thence on a curve to the right, having a radius of
280.00 feet, an arc distance of 92.47 feet, the chord of said curve being
N77 006'52"E, 92.05 feet to the northwesterly corner of said Lot 13 of the Trails of
Kauffman Hills Section One; thence leaving the boundary of said Lot 12,
southeasterly along the northerly line of said Lot 13 on a curve to the right,
having a radius of 280.00 feet, an arc distance of 60.25 feet, the chord of said
curve being S87 015'35"E, 60.14 feet; thence S81 005'41"E along the northerly
line of said Lot 13, 13.69 feet to a point on the easterly line of The Trails of
Kauffman Hills Section One; thence along the easterly line of said the Trails of
Kauffman Hills Section One the following courses: N08 054'19"E, 60.00 feet;
thence N09 044'57"W, 241.08 feet; thence N25°14'00"W, 376.50 feet to the point
of beginning. Containing 12.34 acres.
WHEREAS, it appearing that said plat has been fully and properly signed and accepted by
the owner of said subdivision, known and referred to as the Plat of The Trails of Kauffman Hills
Section Two, that all taxes have been paid, and that in all respects the requirements of Chapter
• 445, RSMo, entitled "Plats" have been fully complied with by the owner of said subdivision, and
that in all respects the requirements of the Planning and Zoning Commission of the City of
• Jefferson, Missouri, relating to plats and subdivisions have been complied with.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON,
MISSOURI, AS FOLLOWS:
SECTION 1. That the plat of The Trails of Kauffman Hills Section Two, lying, being and
situated within the corporate limits of the City of Jefferson, Missouri, as shown by the said plat
attached hereto and made a part of this ordinance, is hereby approved and accepted by the City
Council of the City of Jefferson, Missouri.
SECTION 2. The Mayor and City Clerk are hereby authorized and directed to endorse
acceptance of said plat hereon and to certify the approval of said plat under the seal of the City of
Jefferson.
SECTION 3. This ordinance shall be in full force and effect from and after the date of its
passage and approval.

The preliminary plat of this subdivision was approved on June 9, 2005 subject to the recommendations of the
Engineering Division and submittal of construction plans for public improvements with the final plat.This is
the second section of this subdivision. Section One was approved in July 2005.
Description of Proposed Plat
Zoning: RS-1 Single Family Residential
Size of Property: 12.34 acres
Number of Lots: A total of 16 lots are in the plat. I iowever,the plat includes a repiat of Lots 12 and 13 of
Section One. Thus there is a net addition of 14 new building lots.
Lot Sizes: The smallest lot(1125) is 18,750 sq. ft. and the narrowest lot(#19) is 102' wide at the front
building setback line. All lots meet the minimum 15,000 sq. ft. lot area and 100 feel lot width requirements.
All corner lots exceed the 20%greater minimum size requirement of 18,000 sq. ft.
• Streets: Graystone Drive will be extended east from near its intersection wiib Sherwood Drive to intersect
with Pickens Run (to be renamed Graystone Drive)which is an existing stubbed street extending west from
Gettysburg Place.This connection will provide two entrances and exits for the subdivision. Shanondale
Court, a cul-de-sac, is proposed off the north side of Graystone Drive. All streets are shown with a right-of-
way width of 60 feet and pavement width of 35 feet. Parking would be allowed on both sides of all streets,
Sidewalks: Sidewalks are shown on both sides of all streets.
Public Improvement Plans: Please refer to the Engineering staff report for information on the status of
public improvement plans for streets,sidewalks, street lights, sanitary sewers,and storm water drainage.
Staff Recommendation
The proposed Final Plat closely cw:fornis to the approved Preliminary Plat. All items required for Final Plats
have been addressed. Public improvements will be covered in the Development Agreement.
Approve the final plat, as submitted, subject to the following condition:
1. Compliance wiib the recommendations of the Engineering Division regarding the addition of any needed
casements, any design changes for public infrastructure,and site grading.

Other New Business-
Case No. P06008 - Final Plat of The Trails of Kauffman Hills, Section Two (2), Sherwood
Drive.
COMMENTS:
The Engineering Division has done a technical review of the final plat as submitted by Central
Missouri Professional Services, Inc. Almost all items concerning Engineering Division review in
Section 33-8, of the Subdivision Code pertaining to final plat contents have been addressed on
the latest submittal of the final plat. The following comments are regarding this revient;
Regarding infrastructure;
Infrastructure plans for the storm water creek crossing have been approved for this
section. Infrastructure is being proposed to be constructed to serve the proposed lots,
including streets, stomi sewer and sanitary sewer service, and review of these plans will
be completed shortly.
• Storm water detention is not being considered at this time for the subdivision, but instead,
minimal disturbance of the established creek area is being considered, as indicated
by the permitting of the creek crossings by the Corps of Engineers. Minimal disturbance
of the existing creek areas is being required as a pail of the Corps permit.
Information regarding minimum lowest floor elevations, and storm water overflow
on specific lots relating to either the creek area or the storm water system at low
points in the street network will need to be added to the final plat.
Other minor technical comments regarding easements,street, storm sewer and
sanitary sewer infrastructure plans, etc. will need to be revised for this submittal.
Redline comments for both the plat and infrastructure plans will follow shortly.
Regarding traffic impact;
A roundabout has been constructed in Section One (1)of this subdivision, to deter speed
and cut-through traffic through this subdivision in the future, as the street network in the
vicinity is connected.
This section of the subdivision will connect to the Westpoint Estates Subdivision, via
Graystone Drive extension to Pickett's Run. No homes are addressed off of Pickett's
Run, so a street name change will need to occur to Graystone Drive to provide a

consistent name for the thru street.
ENGINEERING STAFF POSITION:
• Support, with technical issues highlighted above to be addressed prior to consideration of the the
final plat by the City Council.
