Thank you for the opportunity to prepare this proposal which is being submitted by URBAN
DESIGN STUDIO (UDS), hereinafter referred to as the "Consultant" to TOWN OF GULF
STREAM, hereinafter referred to as the "Client."
This proposal is for professional services rendered by the Consultant to identify current and
recommend modifications to the land development regulations for multi -family dwellings as directed
by the Town of Gulf Stream (Town) located in Palm Beach County, Florida.
Our services under this agreement will be as follows:
PART 1. CODE REVIEW; UDS REF. N94-012.16 (CDR)
9 Attend an initial meeting with Town Manager to review current issues;
is Review existing land development regulations related to multi -family dwellings;
■ Identify outdated regulations and/or reference to multi -family dwellings;
■ Conduct two (2) site visits and tour with Town Manager to photo document existing multi-
family buildings as necessary;
■ Identify preferred characteristics that need to be included in the land development regulations;
• Facilitate two (2) presentations of preliminary findings report and review/presentation to Town
Manager;
■ Facilitate two (2) presentations to Town Commission for review and approval;
■ Preparation of final report of identified changes to land development regulations based on
directives from Town Commission;
■ Review with Town Attorney for codification.

Additional Services required as a result of substantial changes in the established project program,
constraints or other mgjOr changes in the project concept, or as requested by Town of Gulf Stream
will require proper authorization by the Client and will be billed at the hourly rates referenced herein,
or may be negotiated on a fixed fecbasis.
Additional Services not included within this proposal consist of, but are not limited to the
tbllowing:
■ Additional support graphics deemed necessary for the successful presentation to the reviewing
bodies;
■ Photographic reproductions of project graphics;
■ Attendance at more than the number of public meetings referenced above;
■ Additional site visits other than referenced above;
is Document revisions resulting from changes in other consultants' work;
■ Codification of any regulations;
■ Services of any consultant not listed in this proposal.

OPEN HOURLY
Open Hourly and Hourly Not to Exceed fees shall be billed on an hourly basis in accordance with
the hourly rates referenced on the attached '"Terms" sheet.
Reimbursable expenses are in addition to professional service fees and shall include, but are not
limited to: reproduction, travel, lodging, courier, telephone charges, and Client -requested renderings
and models. All vendor reimbursable expenses shall be billed on a monthly basis and charged at
1.15% of direct cost.
Additionally, Consultant may suspend the performance of its services if Client fails to pay
Consultant in titll for services rendered or expenses incurred. Consultant shall have no liability
because of such suspension of services or termination due to Client's nonpayment.
